  2. I know I'm gonna get a lot of comments like "anything is better than nothing," but I really do wish this gets put on hold until something better comes along. This is literally one of the most visible part of Downtown Houston, especially coming from I-10/45/59. I respect everyone's opinion but wow....this "Redevelopment" is not it. The inside looks like an 80s mall and the outside looks.....the same. They threw on some grass and some bushes and called it a rooftop park, don't get me wrong I LOVE that idea, but they did NOT execute it AT ALL. Pictures for what it should have looked like. Also, I LOVE Houston sooo much, thats why I get so frustrated about this project, because we deserve better!

  7. Demographics is a big part of my career (snoozefest), so I did a little typing tonight. First, based on the Downtown District’s list of residential properties it seems as if they are using Census Tract 1000 as the “core” geography. It’s basically the freeway donut hole all inner loopers consider downtown. As several pointed out, prisons are in fact where the “non-household” population comes into play. Prisons are considered group quarters and are separated from the estimates of households. The 2017 ACS estimated just over 1,586 people living in group quarters in Tract 1000. The DT district estimates a 1,931 non-household population which technically falls within the margin of error. (I believe this a good estimate because the 2010 Census states there were somewhere around 2,400 in group quarters (which likely includes homeless shelters, etc. that may not all be surveyed annually). Hotel guests do not count into population estimates unless the property is something like an extended-stay/rental/RV Park. The Downtown District either creates their own population estimates or hires someone to do it for them since only 2017 estimates exist at this low geographic level and thousands of new units have come online and been leased since. I’m skeptical about the household size multiplier of 1.71. In 2010, this census tract had an average household size of 1.31. In the 2017 ACS, that number went up, but it was still only 1.40. Now, I can’t estimate it without determining how many new units were 1-bedroom and 2+, etc. (frankly, I’m just not going to spend the time to do that for this post!) In middle income suburbs with high numbers of children, a 1.9 to 2.1 avg. HH size is typical in multi-family so I remain skeptical that downtown has 1.71 even with all the new units, but it is possible. If the average household size is inflated and it’s actually 1.40, the total population would be 7,396 + 1,931 for a total of 9,327. As for gender in Census Tract 1000, in 2010 there were 2,283 people living in households. Of these, 1,472 (64%) were male. The prison inflates this stat if it’s not removed from the equation.   15. It's always kind of amazing to see how much development is happening in the city and then to look at a map like this and see how relatively small of an area is actually being developed compared to the rest of the city. Thanks for the work Luminare!

  16. In order to really get this back on track, I guess I can show y'all what I've been working on the past week. Its not ready for prime-time yet (meaning a dedicated thread in Going Up *which I'll try to get it pinned*), but thought it would be nice to give a good preview. Basically I'm working on a dedicated HAIF Development map. I'm sure there are others out there, but I've gotten tired of either searching for them or relying on others to keep them updated. It still has a ways to go as there is so much content on this site to comb through.   20. Yeah probably right. Guess I got a bit ahead of myself. I'll post status updates as they go on a per thread basis. Besides might be enough posts in threads to make this Map more visible. I'm going to keep working on the map throughout this week and then post an official thread for the Map itself which I'll being doing updates at the end of each week. I'll ask for it to be pinned at that time. If you want to remove my posts in those threads to get rid of clutter then I'm fine with that.

I don't think we'll get a feel for what the average Houstonian wants until the TV ads and stuff starts to make appearances en-masse. Most of my friends are like "what are you talking about" when I asked them about this, and some of those guys are cops (for the city). So theres that.

  23. I spoke too soon. I emailed the homies from the neighborhood association and...maybe they aren't as supportive as I assumed they would be. I don't really understand why, because the Southmore is pretty massive and I don't see anything bad stemming from it. In fact, they might be the only reason Java Lava Brew has such consistent business since people just stumble out of their place and fall into that coffee shop/bar/food place. Weird. But @thatguysly called it.

  24. Thats the thing. I like the design. Definitely more of an approach you would see in South America or in Asia which would be really cool to see. If we are going to get foreign investment in new towers I would like there to be some influence of where they come from seep into there designs. Would create a interesting range of styles and approaches. We do this all the time as designers. Its like we are part psychologists where we ask the building to lay on a sofa and tell us what the want and need. We are a weird breed.

  38. There is also a drive that will separate these two buildings, which by looking at it will be about 12ft. Plenty of space. Plus the functions of each tower are different. When most of the residents are home then most the people in the office tower will be gone (minus a few night owls). You are correct about your first point. This is normal life in cities like New York. Plus a person living in this tower is going to have privacy as less of a priority than proximity to TMC. Life is about trade-offs.
