  4. In order to really get this back on track, I guess I can show y'all what I've been working on the past week. Its not ready for prime-time yet (meaning a dedicated thread in Going Up *which I'll try to get it pinned*), but thought it would be nice to give a good preview. Basically I'm working on a dedicated HAIF Development map. I'm sure there are others out there, but I've gotten tired of either searching for them or relying on others to keep them updated. It still has a ways to go as there is so much content on this site to comb through.   6. Finally builders have caught on that you can fit many more condo units than townhomes on the same sized lot. And most people prefer one floor to four. What took so long?

I always believed that the concept of the lit structure was to backlight the big Live Oaks around the property, which I thought was a very nice move as it respects the existing beauty of the area as well as provide a gentle light to the streetscape. I just don't think that this subtle effect would work with anything other than white.

  12. I think it'll be white 95% of the time, kind of like The Post Oak diamonds. Then for major events or something they can be changed. The Post Oak went red for Rockets playoff wins. The only changing LED colors I support are the arches on 59/69. It adds a lot to an otherwise barren "canal" on the highway. Of course it looks bad when some of the lights go out or don't change correctly.

  13. Thanks for the update! As for the crane question, yes that is normal and is called weather-vaning. It allows the stress that the wind puts on crane to pass by with a lot less resistance than if it were to be static. Path of least resistance.

  15. I'm pretty sure the building will always be white. Let's save the colored lights for commercial and medical towers. Museums should let the art stand for itself. They will have art sculptures and water features, on the outside of the building and it shouldn't have to compete with the building. The white will not become boring its going to be beautiful.

  17. It's always kind of amazing to see how much development is happening in the city and then to look at a map like this and see how relatively small of an area is actually being developed compared to the rest of the city. Thanks for the work Luminare!

  18. In Houston, a condo seems like a luxury purchase whereas in most other cities it’s a budget purchase. In Houston, condos cost more, in part because construction quality is much higher than wood framed homes and land is still relatively inexpensive. Condo fees support the non-profit HOA which is t like rent but paying for maintenance and services and some insurance. The fees are high because most people don’t budget properly for home repairs, maintain their homes like they probably should and/or do things themselves. There is also staff like security and doorman to pay for. If you don’t value the staff, you are throwing away money. Houston will never get large scale, dense residential development high rises like most cities as long as condo prices are greater than single family homes. Most people prefer a house, even with its hassles. And the fact that they’re usually cheaper makes the house for most a no brainer. In fact, it’s mostly empty nesters or two career couples without kids who can afford and live in these.

  21. As someone who lives at City View Lofts I am glad it will not be a high-rise! My view of the city is perfect. My question for you smart architect-types: the crane has rotated when storms with high winds have blown through. Is that normal? Also, I can report it has been weeks since anyone has been on the project.

  33. @ekdrm2d1 I don’t think that will all be concrete, I think they are planting the same kind of brush down that way that they already have in the bayou if you go back towards TMC. At least that was my understanding based on the project plans. Yes, there will be a concrete path but the rest should be new green. and yes that area sucks when on your bike.
