  1. More detail in this weeks Planning Commission agenda. 6 buildings, including a hotel (23 stories), office (21 stories) and residential (7 stories w/ GFR). No details on the other 3. Two N-S streets will run through the site, between Dallas and Allen Pkwy.

  3. Rumblings of a big expansion of the Hilton on campus. It currently has 84 rooms. Expansion will add 68 rooms and 8 suites in a "new tower." Not sure if this will be added on to the current building (vertical expansion) or a new "tower" but if it is a vertical expansion, this might become the tallest on campus or at least rival the Moody twins.

  8. I would think that it would be a vertical expansion. The Hilton is hemmed in by roads on two sides and a park and the Moody facilities on the others. That said, the vertical expansion could be not on the current tower but of the 2 story parts used for conferences and to house classrooms.

  9. Haven't done one of these in a while. From the Regions Financial Center in GWP. Hard to see the actual building makeup, but you can notice it in the Uptown cluster.

  10. Perfectly reasonable to be initially concerned, but like with most changes and transitions to another CEO its all about what skill set is needed for a CEO at a particular time. Now that the idea has been generated and instituted, its probably best that he moves on to the next place where he can began another creative/intellectual project to incubate. Now is the time where you bring in a CEO who knows how to get the big project built. Very rarely do CEO's hold their positions for very long anyway. They are there to simply provide a guiding vision and then move on. The lighthouse has been built, and lite for the ship to follow. Reminds of how people were concerned about the transitioning of CEO's for TCR project (again perfectly reasonable fear), yet they went and got the exact CEO they needed to move the project forward, and look where they are now. Not like TMC is empty of people that can step up and take hold...its the TMC. The biggest and baddest place anyone would want to lead.

  11. They had serious issues during Harvey. I'm sure Hanover will take the flooding issues into account in the design of the new buildings. On the site plan I believe only Reserve "B" would have flooding issues. I walked the entire area many times during Harvey since I live just a few hundred feet away. Since Hanover paid about $7 million an acre for the Detention center portion I'm sure The Center got a big price for their site, it was almost 7 acres. The property taxes on this development are going to be huge.   14. Like the design and grouping of the masses for this project. This is actually fairly in line with contemporary techniques and looks today. Looks like a design you would see in the Netherlands or in Denmark, and thats a good thing. As far as this conversation about "stigmas" I've really grown tired of that term. The "stigma" (like stereotypes) exist because there are elements of truth to it, and while people seem to want to focus on the "stigma" itself as being the problem, its not that at all. Its the actions that we take in RESPONSE to "stigmas" that needs focus. The stigma that exist for those with mental health shouldnt be a reason not to assist or help individuals (as would be the classic liberal argument in this case). We can't force people to change their opinions about people that are homeless, and of those homeless that are mentally ill. Not only would that be impossible, but completely authoritarian. Instead, opinion is swayed by the reasonable actions we take (instead of emotional action) to a given "stigma". Further, I think its been interesting how this conversation has developed. We used to have a lot of dedicated institutions for those with mental health issues, but then the argument shifted to dismantling those institutions because it was seen at the time (arrogantly) that these people could live unassisted in the world and further assimilate. Literally the same kinds of people that advocated for those institutions dismantlement are the exact same who are coming back around asking society to once again build the new institutions to fix the issue. Its strange seeing how conversations operate when you look at them by generations.

  18. From what I can find, it seems he was not involved with TMC3, let alone its leader. He was the head of TMCx and the TMC Innovation Institute. I think those are entirely different from TMC3.

  24. If COH was smart then they would halt all future development near the waterway until something could be done to future proof flooding. This area needs a serious system of levees and water detention schemes. The watershed is just too erratic and its only going to get worse from here on out. I say this because this area actually has a lot of potential. Its one of the more interesting ecological areas of the Greater Houston Area, but if they want that growth to last then they must prepare for the future.

  25. This is what I was thinking as well. Did some digging and apparently here in COH deed restrictions, when they are signed, last for around 25-30 years. Some are continuously renewed after the fact for another 25-30 years, and some just stop and are abandoned. I'm wondering if the residents simply dug up older deed restrictions, but the restrictions have sense passed and they never renewed the restrictions (this would be a possible argument for why a commercial property was allowed to be built in the first place. Thats a possible out for this development (although lucky! You never want to hope for this to be the case.)

  26. The new in bound off ramp at Holcombe for the med center on 288 that is under construction now is going to have a spectacular view of downtown. Since it's going over the freeway it has a nice elevation to give an unencumbered view of downtown from the southeast and a relatively clear shot.

  27. Some of the building on the floodplain looks to be offset by digging out detention/waterway where none exists currently. I don't pretend to know what is displaced or would be necessary/legal, but clearly everything of value here would need to be built way up from current grade. I guess it's floodplain either way, but what is/was wetland probably changed in the area with the Lake Houston dam's construction in the 50's. Interestingly, there is a massive sandbar that built up through Harvey that inhibits drainage severely. One read of this implies that they would have to re-engineer the whole waterway around here, which could sound really good to the CoE. Still very skeptical, but it's an interesting idea to kick around.

  28. Interview posted today with Ric Campo, CEO of Camden. Realty News Report: Do you have plans to construct any more multifamily in Houston in the next few years? Ric Campo: We’re considering the second phase of our downtown project. Maybe as soon as we finish the first building, we could start. So, the answer is “we’ll see.” Construction costs continue to rise and putting up two buildings at almost the same time would be more efficient.
