  5. I should have added prior to posting that it was a sort of running joke among the architects and engineers who worked on the project. Sarcasm is hard to decipher (and convey) over the interweb’s sometimes.
  6. Last time I looked, the sign on the easels on the tunnel level in Pennzoil and Esperson said 2Q this year - which certainly looks doable, if a bit tight.

As in, single pane glass, old school 1 or 2 zones a floor HVAC, dark roofs, etc., etc. - like an office I had a few years ago in an early 80s building in which we alternately baked or froze, depending on the season. We were on the top floor (21); you could see the uninsulated underside of the concrete roof deck above the ceiling tiles.

The 1 million-square-foot tower earned the designation under the U.S. Green Building Council’s LEED v4 for Core & Shell Rating System, per Hines’ April 22 press release. The building also will seek WiredScore and WELL Building certifications for connectivity and wellness standards. The building’s green features will include: Easy access to public transit Bike parking and electric-vehicle charging stations Energy-efficient measures such as high-efficiency chillers, improved curtainwall U-values and a unique underfloor air delivery system LED lighting fixtures with advanced monitoring systems Low-flow water fixtures Reflective roofing materials to reduce heat-island effect Several rooftop terraces to incorporate fresh air, natural light and other benefits of nature A rainwater harvesting and condensate recovery system for irrigation “Texas Tower will be an excellent example of how we can achieve a sustainable, high-performance building that, as a result, operates at a lower comparative cost over time, benefiting tenants, owners and the environment alike,” Clayton Ulrich, Hines’ senior vice president of corporate operations and engineering services and global sustainability officer, said in the release. Hines is developing Texas Tower in partnership with Ivanhoé Cambridge, a Canada-based real estate investment company. The design architect is Connecticut-based Pelli Clarke Pelli Architects, which also worked on previous Hines buildings in Houston, Minneapolis, Boston, Chicago and Italy, as well as the new Salesforce Tower in San Francisco. Rhode Island-based Gilbane is the general contractor. The project broke ground on the 800 block of Texas Avenue in July 2018 and is expected to open in late 2021. As of April 22, Texas Tower was 33 percent leased thanks to anchor tenants Vinson & Elkins and Hines. The law firm signed a 16-year lease for 212,000 square feet over the top seven floors, and Hines will occupy 155,000 square feet across five floors in a 15-year lease. Colvill Office Properties is handling the leasing. Texas Tower will be situated diagonally on its site, just like the recently announced 46-story residential tower next door. Hines is developing that tower — dubbed The Preston — with investment partners Cresset Partners and Levy Family Partners. Construction began in early April, preleasing will begin in October 2021, and the project is expected to be complete in the third quarter of 2022, Hines announced on Feb. 4. Skanska's Capitol Tower — also under construction in downtown Houston — was the first Houston development to be awarded LEED v4 Platinum precertification.

  13. Former Great National Life Insurance Building demolished recently in Dallas. It was on Preservation Texas' 2016 "Most Endangered List". Originally home to the Great National Life Insurance Company this office building, completed in 1963, is an outstanding example of the 1960’s garden style office complexes which sprang up around Dallas. Designed by Grayson Gill, it has a unique projecting screen of diamond shaped panels giving the building a distinctive look in contrast to the very flat, clean lines of earlier 1950s office building architecture.The Salvation Army now uses it for offices, although the building is currently for sale. The expansion and growth of medical facilities near the building raises the threat that this mid-century gem could be razed for new development.
  14. The 4 "diamonds" have been party of Landry's corporate trade dress for years -- Dining. Hospitality. Entertainment. Gaming. The four diamond design on top of The Post Oak was very intentional, and NOT the result of VE.
  15. I recall speaking to some folks who worked on the project and this was a common theme brought up. Probably was a VE item suggested by the GC before design went public! I’d have loved to be a fly on that wall.
