Does anyone know when Midway is scheduled to start on CityCentre (where T&C mall used to be)? It's been a grassy eyesore for months now. There are signs all around on the cyclone fencing about their financing being approved by Amegy Bank. They were put there in the last month or so.

Anyone have a clue?

Not really.

I hope they aren't caught up in the usually red tape. I think the last thing I heard is that it would be a mixed-use lifestyle center continueing on from the Town and Country Village.

The Radisson hotel article said that news about CityCenter will be out by the end of the year.

"Anawaty is mum on whether CityCentre will still include a hotel, but says full details on the project will be released around the end of the year."

I would love to see the Town & Country area merge with the Memorial City area.

Any way. City Centre has a website now.

Click the photo. Sorry they do not have that much info now, but it is good to see the project is not dead.

I was reading in the Houston Business Journal that a group out of San Antonio was going to construct a boutique style hotel. I have stayed in their property in San Antonio. Very nice and comfortable.

Anyone have any other information?

Hotel first in Houston for local developer
Jennifer Dawson
Houston Business Journal

A Houston hotel developer with no local properties plans to launch an entirely new concept as the firm's first hometown project.

The Valencia Group, developer of the four-star Hotel Valencia Riverwalk in San Antonio, is creating a new property brand called Hotel Elle.

Valencia and Midway Cos. are working on a deal that would put the first Hotel Elle in Midway's mixed-use redevelopment of the old Town & Country Mall site in west Houston.

Valencia and Midway acknowledge that negotiations are taking place, but say nothing has been finalized. Valencia folks also say details about Hotel Elle are too preliminary to release.

I love most everything they mention--and would be super excited if we got Crate & Barrel, a Harry & David, and a Sundance movie theater! That would be cool!! Everything else would be icing on the cake!

Don't know if anyone has noticed, but Town & Country Center has really been spiffing things up a bit!! Tons of huge date palms going up and parts of the parking lot have been redone. Guess they're getting ready for the competition!

Okay, I was thinking this project was gonna be smaller, but after looking at the site layout, the place looks huge! It looks like it's gonna be larger than the project proposed for the HISD HQ site on Richmond, is that right?

Oh yeah, one more question, on the site layout, in the top corner there's a spot that says "Future Development", but I think that's where the Radisson is, so is that hotel coming down?

Well it is being built inside the beltway loop! As far the inner loop, there is that project proposed for the HISD HQ site on Richmond.

Yes, this is Town & Country, near I-10 and the Beltway. Hurray! I can smell my property value going up...LOL

NewMND, the plans for the Radisson are unclear. MetroNational just purchased it, so it will not be part of Midway Co.'s project.

Well, that's the first time I've ever heard anyone call inside the beltway "the beltway loop".

Sounds like mall culture to me.

I think the hotel is just north of that lot. If anything would have brought the hotel down, it would be the I-10 construction.

You know what they need at the City Centre? The entertainment center called, "Main Event." Have y'all heard of it before? The only one in the Houston area is in the Woodlands.

What is the latest/current status of the redevelopment of the Town & Country Mall site?

I apologize if this is covered in another topic somewhere (if so, please direct me).

Old TC Mall demolition was finalized, the debris cleared and, from what I understand, they're sampling the soil to see what kind of shape it's in and if there are any lingering environmental concerns. Other than that, I've heard nothing else about it.

Looks like they'll have a Specialty Grocer as well (read: Central Market or Whole Foods)

http://www.icsc.org/...v_leasing_7.php

Town and Country Place
Re-use is the order of the day in Houston, with older centers being torn down to accommodate mixed-use lifestyle projects. Midway acquired the Town & Country Mall, for instance, at the Sam Houston Tollway and Interstate 10, to remake as the open-air Town and Country Place containing 500,000 square feet of high-end retail and a full-service hotel. Anchor Neiman Marcus will stay.

“The mall had never really worked,” said Brinsden. “The only things that had worked was Neiman’s and a handful of tenants. But it’s a great piece of property.” Joining Neiman will be a specialty grocer, a movie theater and some lifestyle retail shops. (At press time the firm had not set a time for construction to begin, but completion is scheduled for sometime in 2007.)

Town and Country was an open-air center previously, many many years ago.

I know that it has been posted on the forum before but I could not find the topic discussing the development of the area which used to be town and country mall, and the area on the other side of memorial city mall (just east).

as I remember it was supposed to be an expansion of the open air town and country village maybe and some residential and commercial towers. most importantly there was supposedly going to be a new ampitheatre and expansion of memorial herman.

if someone could give me the link or reply to this post that would be great. thanks

I take issue with the name of this place: Citycentre Town & Country -- it is at least 10 miles from Downtown Houston.

I guess when you spell center with an "RE" you do not need to be located in the true middle of a city, but can instead be a "centre" in the "city".

I am probably making too much of a small thing, but the Town & Country site is not in the "center city" but instead very suburban.

Technically, it's in the city. Certainly not in the center but oh well. Frankly, the western end of the "interior" Beltway doesn't look much different from the western stretch of the inner-Loop, so...

What they are running with is a study that I read about a few years back that said that since Houston Metro area goes so far west that in reality the center of the city is 10 miles west of downtown at the Beltway and I10. They said most of the time cities grow equally in all directions from the downtown. I remember thinking to myself when reading that at the time that I can think of several cities that do not match that. Mostly cities that sit on the water like Chicago, but also Dallas. Sorry I do not have a link to the article, but it was in the Chronicle or the Houston Business Journal. For those with time might be able to locate it.

The Atlanta Metropolitan area is urbanizing to the north (northeast and northwest) at a much faster rate than in any other major direction. The west and east sides are seeing some growth but at not nearly the rate as is the north. The southern sector is seeing sporadic growth but it would probably be akin to the development that's taking place on the northern half of the east Sam Houston Parkway here in Houston.

* Seattle's growth seems to be heading north and west rather than south.

* Detroit's growth is mostly to the north. Some growth is occuring to the west but almost none to the south.

* Denver's growth is mostly to the west and north. The eastern edge of the city, much like Houston, is growing at a much slower rate.

In other words, I, like you, see great contradictions to the notion that cities all growth radially from a central point. Growth follows corridors of economic growth. It's not a coincidence that Houston's recent growth is following the same direction as the Energy Corridor nor is it a coincidence that Dallas' growth is following the Platinum Corridor.

I would agree with you guys, 10 miles due west of downtown Houston is in the grand scheme of things, basically in the "centre" of town. When the city is as big as Houston is, it's not too far off that's for sure, especially when you take into account how established the area is and how much expansion there is west of it.

If you think about it the west growth is due to the clean/cheap land in west Houston.

Katy, Fairfield and Sugarland look cleaner and the land is cheap.

All the damn refineries in east Houston make growth there impractical.

Except that I-10 and Gessner is currently the demographic center of Houston (or centre! :) ) and that's projected to move further west -- not surprisingly, to I-10 and the Beltway, exactly where CityCentre will be located -- within the next 5-10 years.

West Houston's population will grow by 20% in the next 10 years, according to estimates I've read...it's average household income will grown nearly proportionate to that.

CityCentre signs first round of high-profile retail tenants
Houston Business Journal - November 10, 2006by Allison WollamHouston Business Journal

After months of speculation about the tenant lineup at Midway Co.'s CityCentre, several prime retailers have confirmed plans to occupy the much-buzzed-about mixed-use project.

Eden Prairie, Minn.-based Lifetime Fitness, Dallas-based Studio Movie Grill and New York-based RA Sushi will all be a part of the planned project, located at the southeast corner of the Sam Houston Tollway and Interstate 10. CityCentre -- which is being developed on the old Town & Country Mall site -- will also include lofts, a hotel, shops and more restaurants.

After a sample site plan complete with the names of proposed retail tenants slipped out into the public this summer, Houston-based Midway Co. has remained mum about details on CityCentre. And the center's leasing agent, Nick Hernandez of Page Realty Partners Ltd., refers all questions regarding the center to the developer.

Mark Anawaty of Midway Co. could not be reached for comment on the first batch of tenants to have committed to the project, which will eventually encompass 350,000 square feet of commercial space.

But Lifetime Fitness has confirmed that it is bulking up its Houston presence with its first three-level facility, which will be one of the anchors of CityCentre.

................................................

Meanwhile, cinema-eatery chain Studio Movie Grill plans to open a new 36,000-square-foot theater in CityCentre by the end of next year.

On a side note, where the hell did Lifetime and LA Fitness come from all of the sudden.

I could swear Bally's and 24 Hour Saturated the market here.

Globe Street.com has a "Glimpse of Stories to Come" section. One of this afternoon's "Glimpses" is in Houston: "$500M Mixed-Use Project Gets Under Way"

BLVD Place, perhaps? Houston Pavilions has previously been billed as a $200 million project, so it's not that . . . unless they've got some big surprises for us.

Just found some more information: Looks like it's referring to City Centre (the former location of Town & Country Mall).

Patience, Grasshopper. :-)

The project will include 500,000 square feet of office space; 400,000 square feet of retail, restaurant and entertainment space; a 217-room luxury hotel topped with 16 condominiums; 375 apartments; 250 urban lofts; 40 brownstones and a 140,000-square-foot fitness facility.

CityCentre will be able to boast several "firsts" for the Houston area when it opens in 2008.

Houston-based Valencia Group will build its first hotel in the Bayou City in a joint venture with Midway. Restaurants Eddie V's, Z Tejas and Brio Tuscan Grille will open their first Houston locations in CityCentre.

Minnesota-based Lifetime Fitness is building its first urban concept in the country there -- a three-story, 140,000-square-foot fitness center.

And Dallas-based Studio Movie Grill will build its first ground-up location in Houston featuring first-run films and a full menu.

Houston Business Journal has the scoop.

Oh, and I almost forgot to mention, it says they started construction last month.

Yes, it's been talked about for quite some time. But this is the first news that it is actually happening and is under construction. And they've confirmed some of the previously mentioned tenants and added to the list.

Sounds incredible. I'm just confused about the location ( I don't know much of Houston except Downtown area to Sugarland). Where exactly is this going to be located and what is the area like now?? Is the neighborhood surburban like or more urban??

It's in the southeast quadrant of the I-10 (Katy Freeway) intersection with Sam Houston Tollway (Beltway 8). A little west of Memorial City Mall

Memorial City Mall has many mid-rises and one five hundred footer going up right next to it. This whole area is getting high-rises. Houston as another skyline going up :) .

Thankfully they finally have an update to the CityCentre project.

Is the layout any different?

So in the course of a few weeks we've begun the Park Tower, Houston Pavilions, and City Centre?!? Not to mention BLVD Place which is around the corner. Wow! I think all the developments we've been salivating over are finally kicking off. I can't count that high but there must be several million square feet of development in these 3 projects alone.
