Speaking of the Greensheet building:

A prime piece of real estate in Midtown has changed hands. With the help of Bejjani & Associates, PLC Capital purchased the Greensheet building for an undisclosed price. The 50k SF, five-story building sits on 1.3 acres across from the new Midtown Park.  PLC Capital plans to renovate the building facade, update the interior and add approximately 10k SF of ground-level retail designed by Studio RED. The space will hit the market at the end of June. Though the office market has been slowing in many submarkets, Midtown remains strong with occupancy for Class-B space at approximately 94.9%.

Current Standing Development has big plans for a mid-century modern office building in the heart of Midtown.



 

The Houston real estate firm, formerly known as PLC Capital Corp., plans to start renovation work this fall on the former Greensheet building, a 50,000-square-foot office building at 1000 McGowen Street, across from the Midtown “Super Block” Park. The four-story office building, which currently houses the weekly shopper paper, will be transformed into a mixed-use office, retail, bar and rooftop event space, said Brent Friedman, president of Current Standing.

 

Current Standing is working with Studio Red Architects to redesign the office building, built in 1955, into the mixed-use center. The renovated building would include:
  • Retail and restaurant space on the ground floor with covered outdoor seating. The restaurant would have frontage on McGowen and Main streets. Other shops — which could be another restaurant, beauty salon, cafe, gelato shop or even a high-end men’s salon — would be on the south side facing Dennis Street. There will be a T-shaped breezeway on the ground floor of the building that will connect the mixed-use center with the surrounding streets. “We want to activate that area instead of it feeling like an alleyway,” Friedman said.
  • Office space on the upper three floors, which would appeal to Millennials living in nearby apartments, solo practitioners or telecommuters. The offices could include a start-up incubator or accelerator, as well as co-working space. “This goes along with the high-tech initiative that Houston Mayor Sylvester Turner has been talking about, creating a district where startups all locate and benefit from being in the same ecosystem,” Friedman said.
  • A rooftop bar and events venue with views of downtown Houston. “There’s a lack of an event space in the inner city area with great skyline views,” Friedman said.
 

Current Standing also plans to renovate the building’s facade, entry lobby and common areas.

The owner of the Cadillac dealership actually has been buying a lot of lots in the area over the least few years so doubt he's going anywhere. I think it's really cool though that such an old dealership building is used for its original purpose.

I heard he may be selling some stuff in the near term. I believe the old Kirby mansion is already being marketed.

The 11 vendors at the Hawker Market will include both “rooftop dim sum” and “a shanty bar alley.”

 

1-800-Lucky, an Asian food hall from Miami, will also open in the neighborhood at the former site of Celtic Gardens/Irish Cowboy. Mai says he’s aware of that project, but is confident that the Company of Nomad’s experience in the marketplace will allow them to distinguish Hawker Market from its competition."
