California tech company moves its headquarters to Plano

Originally stationed in the tech-hub of Silicon Valley, Solid Americas announced Wednesday the opening of its headquarters in Plano—adding to the growing list of companies relocating to North Texas.



Solid, a South Korean-based communications product manufacturer, will hold its open house celebration of the 20,000 square foot facility Thursday at 800 Klein Road.

The tech company specializes in providing cellular connectivity solutions for high density areas, such as stadiums, university campuses and large corporate headquarters, according to the press release. One of its current clients is Toyota’s recently-opened, 2.1 million square-foot North American headquarters.



Solid’s facility will also include a research and development center, an assembly and testing facility and a training center for clients and employees.

Project Location

 

The Baccus family, in a partnership with Dallas-based Provident Realty Advisors, will begin construction early next year on land they've owned since the mid-1800s to transform it into a high-rise, mixed-use development.


This development, called The Legacy at Spring Creek, is a chance for the longtime Plano family to create a legacy, said Leon Backes, president of Provident Realty Advisors.


"This site is a very high-profile piece of property in one of the hottest markets in the country."



The plans for the 37-acre tract include three office buildings ranging from eight- to 10-stories, totaling up to 2 million square feet with a 200-room boutique hotel and up to 100,000 square feet of retail space.

Luxury community coming to Denton's Rayzor Ranch as shopping destination fills

RED Development sold the 11-acre tract at Rayzor Ranch Town Center to Kansas City-based EPC Real Estate Group, which plans to bring a 292-unit luxury apartment community, called The Village at Rayzor Ranch, to Denton next year.


The development group behind The Village at Rayzor Ranch plans to begin construction in early 2018. The community will include one- and two-bedroom homes with a resort-style pool, outdoor grills, fitness center, fire pits and a dog park.


This November, RED Development expected to open the Embassy Suites by Hilton Denton Convention Center. The 318-room suite hotel will have an indoor pool, fitness center and a Houlihan's restaurant and bar.



The hotel is also connected to a 70,000-square-foot convention center with indoor and outdoor event space to host large meetings and other events.

Costco to open 12th DFW location in McKinney October 1 at the northeast corner of Hardin and US 380.

 

The 150,000 SF McKinney location will be slightly larger than the Frisco location.

Plans to revitalize Plano’s ailing Collin Creek Mall come into focus

Redevelopment efforts to save an ailing Plano mall are underway as part of a planned $1 billion investment to convert the southeast Plano properties into a multi-use development with multifamily residential, retail and entertainment projects.


“Most likely, if they’re going to do mixed-use, the property would need to be rezoned,” Braster said.


Ware said he anticipates the mall project to cost between $1 billion and $1.6 billion.



Scott Polikov, principal and founder of Gateway Planning, said redevelopment efforts at Collin Creek Mall will also be building on the momentum of the recent revitalization in downtown Plano. Gateway Planning, a design and development consultancy firm, will work in coordination with Dreien on the Collin Creek Mall project in the coming months.

According to the DMN:

-- this will be the  11th Costco in DFW, not 12th (and Costco's website confirms this store count).

-- Costco just bought the property and has no scheduled opening date.  They don't even have building permits yet.  It will not open October 1.

$8.5MM expansion allows McKinney room for minor NAHL franchise:

The Dr Pepper StarCenter in McKinney will add approximately 46,000 square feet to the facility, which includes an additional ice rink with 1,800 seats, more parking and locker rooms.


Officials from the StarCenter, located at 6993 Stars Ave., McKinney, said they hope this expansion will allow for larger events and tournaments, including a possible minor North American Hockey League franchise, according to a presentation given at last night’s City Council meeting.



The expansion is estimated to cost $8.5 million with $3.5 million in funding from a grant approved by the McKinney Community Development Corp. and the remaining $5 million coming from the city of McKinney.

Armed with up to $500,000 in incentives from the state and $75,000 from the city of Irving, the fast-casual chain plans to create 100 jobs in North Texas over five years, beginning with moves later this year.

It is the fifth headquarters relocation that Abbott has secured with the help of the Texas Enterprise Fund.

“Part of this is not just a headquarters move, but it’s really an overall shift in our brand direction,” said John “J.” Hedrick, chief executive of Pei Wei. “We are separating operationally and geographically from our parent company.”



He said he expects most of the jobs, some with an average annual compensation package of $125,000, to be filled largely by North Texans.

“I expect the number to be no more than probably 10 people to relocate” from Arizona, he said.

The company, which operates more than 200 restaurants in 21 states, will move into about 14,000 square feet in the Las Colinas Highlands, a seven-story building near DFW Airport.

First look: New apartment tower on the way at Dallas Cowboys’ The Star in Frisco development

Called Star House, the project will have "160 urban living units" in a tower built of limestone, metal and glass.


"Our average unit size will be north of 1,200 square feet,"  Columbus Realty CEO Robert Shaw told the Frisco Planning & Zoning Commission when it approved plans for the apartment tower.



Newly released plans for The Star project also show that three office buildings will be built along the tollway and Warren Parkway, adjacent to the new apartment tower. The office buildings will range from seven to 12 stories tall

.

The office and apartment towers will join the new Omni Frisco Hotel and Baylor Scott & White Sports Therapy & Research Center as the tallest buildings at the $1.5 billion The Star project.

The project at the northeast corner of U.S. Highway 75 and State Highway 121, will include office space, apartments, retail and restaurant buildings and a commons area with two acres of green space, water features, outdoor dining and a stage for performances.

The development has been in the works for more than a decade and currently includes a Sheraton Hotel and Conference Center, an office and industrial facility for Emerson Process

Japan's OKI Data moving its Americas headquarters from New Jersey to Irving

A Japan-based printer and equipment firm that opened a regional office in Irving last year is moving its Americas headquarters to North Texas.



OKI Data is moving its Americas base from New Jersey to 8505 Freeport Pkwy. in Irving, near the north end of DFW International Airport.

OKI Data officials said the Irving location is geographically suited to expand the company's operations in North, Central and South America.

OKI Data has had its American headquarters in Mount Laurel, N.J., since 1972, he said. The company is a unit of Tokyo-based OKI Electric Industry, a $4 billion multinational corporation.

Amazon lands in Lancaster with huge new distribution center

Seattle-based Amazon - which has gotten lots of attention lately with its search for a second headquarters location - has rented space in a new 920,000-square-foot warehouse building off Dallas Road south of Interstate 20.



The Amazon fulfillment center is one of a half dozen major distribution centers the Seattle-based online retailer operates in North Texas.

Amazon also has major fulfillment centers in Coppell, North Fort Worth and Haslet in Denton County.

Amazon's industrial building is the first phase of a 164-acre logistics park Kansas City-based VanTrust Real Estate is building in southern Dallas County. 



The project is planned for more than 2.5 million square feet.

Park Place Arlington to put down roots in Downtown

Park Place Arlington will be comprised of two separate buildings, bounded by Mesquite and Elm Streets on the east and west sides. The South Building is bounded by Border/UTA Blvd. and Elm, Mesquite and South Streets. The North Building is bounded by Abram, Elm, Mesquite and South Streets. The two buildings will be connected by a sky bridge over South Street.



The ground floors of both North and South Buildings will include space for commercial development: 15,000 square ft. for restaurants and retailers in the North Building and 10,000 square ft. of office space in the South Building facing Abram, Mesquite and Elm Streets.

Park Place Arlington will have 299 residential units. “This project had the potential to house 900 residents,” said Kritzman. “But as we worked with stakeholders and City leaders – including Mayor Williams, Council member Lana Wolff, and City Manager Trey Yelverton — we volunteered to lower the density to just over 700. It was important to the City, so it is important to us.”

Hotel group taking swing at new project near Texas Rangers, Dallas Cowboys stadiums

Drury Development Corp., the Missouri-based hotel development group behind Drury-branded hotels, has acquired a 9.24-acre tract in north Arlington for a new full-service lodging.



The 268-room Drury Plaza Hotel will include an upscale restaurant, and will cater to Arlington's growing list of entertainment options, including the $4 billion Texas Live! mixed-use development surrounding the Texas Rangers' new $1.1 billion ballpark.

"Drury was drawn to the development opportunity in north Arlington due to the area's tremendous growth, many amenities and extensive entertainment options that regularly draw hotel guests from more than 100 miles away," Larry Jordan, a senior vice president at Transwestern's Dallas office, said in a prepared statement.

The construction timeline for the new Drury Plaza Hotel was not immediately available on Tuesday.

Crystal Lagoons waterpark will make a splash in Prosper home community

A Prosper home community will be getting a 5-acre Crystal Lagoon waterpark to help lure residents to the project.



Windsong Ranch, located on U.S. Highway 380 west of the Dallas North Tollway, plans to build the water feature to create "a beach-style lifestyle" for residents in the 2,030-acre development.

Windsong Ranch developer Terra Verde Group said Monday that construction of its Crystal Lagoon waterpark will start this winter and will be completed in early 2019.



"This is a real game changer for us," said Craig Martin, founding partner of Terra Verde Group. "This will be the only one announced for a master planned residential community in North Texas.

The lagoon will have watersports including boarding, windsurfing, sailing, diving, kayaking and swimming.



"What you have when it is completed is something that really does look like a beach in the Virgin Islands," Martin said. "It has sandy beaches all down one side, and it doesn't have the feeling of a swimming pool.

The 78-acre mixed-use development is planned at the southwest corner of U.S. Highway 75 and Stacy Road.

In all, more than 600 rental units and a half-million square feet of office, commercial and retail buildings are included in the project called Stacy Green.

A 13-acre greenbelt and park along Cottonwood Creek would be dedicated to the city but maintained by the developer.



Dallas architect GFF and Architecture Demarest did designs and renderings for the project.

New hotel in the works for Richardson's Telecom Corridor

The 111-room full-service Four Points by Sheraton Hotel would be built near Blue Cross Blue Shield of Texas' headquarters between the highway and DART's commuter rail line.



The hotel is planned with meeting facilities, a fitness center and will have access to the public trail system.

The hotel development site is south of the $1.6 billion CityLine development that includes State Farm Insurance's huge regional campus.

South Korean manufacturer to invest $100M into DFW expansion bringing 1,600 jobs

A South Korean manufacturer is expanding its U.S. operations in North Texas, with Garland-based Nutribiotech USA Inc. bankrolling $100 million into the former Raytheon campus.



The facility is being converted into a new $50 million business park.

Over the next five years, Nutribiotech USA, a subsidiary of Nutribiotech Co. Ltd. (222040:KOSDAQ), will increase its footprint from an existing 60,000-square-foot facility to more than 685,000 square feet of space. The expansion includes the renovation of 375,000 square feet of former Raytheon facilities and the construction of a new 250,000-square-foot facility adjacent to Nutribiotech's current site.

"We have been growing very rapidly and Garland has been a critical part of the success," Nutribiotech USA President BJ Lee said in a prepared statement. "As we look to the future, we are excited to be a valued and dynamic part of this region's economic engine."
