Plans to revitalize Plano’s ailing Collin Creek Mall come into focus

Collin-Creek-Mall_08-11-17-reduced-e1502

Project Location

Redevelopment efforts to save an ailing Plano mall are underway as part of a planned $1 billion investment to convert the southeast Plano properties into a multi-use development with multifamily residential, retail and entertainment projects.

“Most likely, if they’re going to do mixed-use, the property would need to be rezoned,” Braster said.

Ware said he anticipates the mall project to cost between $1 billion and $1.6 billion.

Scott Polikov, principal and founder of Gateway Planning, said redevelopment efforts at Collin Creek Mall will also be building on the momentum of the recent revitalization in downtown Plano. Gateway Planning, a design and development consultancy firm, will work in coordination with Dreien on the Collin Creek Mall project in the coming months.

Costco to open 12th DFW location in McKinney October 1 at the northeast corner of Hardin and US 380.

The 150,000 SF McKinney location will be slightly larger than the Frisco location.

Costco by Texas Metro:

  • DFW - 12
  • Houston - 8
  • Austin - 3
  • San Antonio - 3

According to the DMN:

-- this will be the  11th Costco in DFW, not 12th (and Costco's website confirms this store count).

-- Costco just bought the property and has no scheduled opening date.  They don't even have building permits yet.  It will not open October 1.

Project Location

Armed with up to $500,000 in incentives from the state and $75,000 from the city of Irving, the fast-casual chain plans to create 100 jobs in North Texas over five years, beginning with moves later this year.

It is the fifth headquarters relocation that Abbott has secured with the help of the Texas Enterprise Fund.

“Part of this is not just a headquarters move, but it’s really an overall shift in our brand direction,” said John “J.” Hedrick, chief executive of Pei Wei. “We are separating operationally and geographically from our parent company.”

He said he expects most of the jobs, some with an average annual compensation package of $125,000, to be filled largely by North Texans.

“I expect the number to be no more than probably 10 people to relocate” from Arizona, he said.

The company, which operates more than 200 restaurants in 21 states, will move into about 14,000 square feet in the Las Colinas Highlands, a seven-story building near DFW Airport.

A Prosper home community will be getting a 5-acre Crystal Lagoon waterpark to help lure residents to the project.

Windsong Ranch, located on U.S. Highway 380 west of the Dallas North Tollway, plans to build the water feature to create "a beach-style lifestyle" for residents in the 2,030-acre development.

Windsong Ranch developer Terra Verde Group said Monday that construction of its Crystal Lagoon waterpark will start this winter and will be completed in early 2019.

"This is a real game changer for us," said Craig Martin, founding partner of Terra Verde Group. "This will be the only one announced for a master planned residential community in North Texas.

The lagoon will have watersports including boarding, windsurfing, sailing, diving, kayaking and swimming.

"What you have when it is completed is something that really does look like a beach in the Virgin Islands," Martin said. "It has sandy beaches all down one side, and it doesn't have the feeling of a swimming pool.

Why Louis Vuitton chose this ranch south of Fort Worth for a factory

BusinessOfFashion

Project Location

Johnson County might not be known for high fashion, but that hasn’t stopped Paris-based luxury retailer Louis Vuitton from selecting the rural area south of Fort Worth for its third U.S. manufacturing plant.

A large ranch just outside of Keene, about 28 miles south of downtown Fort Worth, has been purchased by Louis Vuitton for construction of a leather goods workshop to make luggage and purses. The facility is expected to be under construction by early next year and open by 2019, eventually employing up to 500 people, officials said.

“Most of their manufacturing plants are in more isolated places,” Harmon said. “They call their employees artisans, and they like an area with a lot of serenity to it. They’re going to put a lot of glass in the building, so the workers will have a view of the land. It’s still going to stay a working ranch. They have exotic game now.”

Louis Vuitton operates 17 workshops worldwide, including two in California. Most of the workshops are in Europe, a company official said.

The Texas workshop probably will have fewer than 100 employees in the first year, with a gradual expansion to about 500 employees over several years, the official said.

Construction of the Louis Vuitton plant is expected to cost about $20 million.

Rosewood Property and Patrinely Group unveiled plans Tuesday outlining a 12-story, 343,800-square-foot office tower, called One Heritage Creekside, within Heritage Creekside's new 72-acre mixed-use campus along the President George Bush Turnpike on the west side of Interstate 75.

In all, the mixed-use campus — which is aimed at luring a major corporate tenant — will total more than 2.5 million square feet of Class A office space, retail, luxury urban apartments, hotels and single-family homes.

One Heritage Creekside, which could deliver as early as the fourth quarter of 2019, will be the first of four office buildings in a quad, with an additional fifth tower for a large company's operations, such as Amazon's proposed HQ2.

Even though the office tower could deliver as early as the fourth quarter of 2019, a spokeswoman for the development group said they require a tenant commitment before beginning construction.

DFW Airport to close busiest runway for $160M rebuild project

DFW-International-Airport-3.jpg
Business Destinations

DFW Airport has received two grants for airfield improvements from the Federal Aviation Administration.

Most of the Airport Improvement Program grants, about $49.5 million, will be used to refurbish Runway 17-Center/35-Center and make associated taxiway improvements. Another $2.6 million will help upgrade lighting for the terminal ramp areas.

The rehabilitation project is scheduled to take place in mid-2018. The runway will be closed for about four months, but DFW’s six additional runways will allow a full schedule of flight operations, airport officials said. Customers should not see significant air traffic delays due to the closure, officials said

The rehabilitation project for Runway 17C/35C includes installation of an updated pavement sensor system for measuring weather impacts.

U.S. Rep. Kenny Marchant, R-Coppell, said the improvements will maintain DFW Airport’s position as “the nation's premier transportation hub.”

"I am honored to represent DFW Airport in Congress and look forward to the seeing the impacts these improvements will have on air-travel, trade and job creation in North Texas,” Marchant said.

The rehabilitation consists of replacement of the center third of the runway, which is about 6,000 feet long, 50 feet wide and reaches a depth of more than three feet. The runway is comprised of 12 inches of lime-treated sub-base, 8 inches of cement-treated base and 18 inches of Portland Cement concrete.

Afterward, the entire runway will be resurfaced with a composite section of Portland Cement concrete and polymer-modified high-performance asphalt, designed for strength, flexibility and weather resistance.

DFW Airport serves more than 65 million customers per year, making it one of the most frequently visited super-hub airports in the world.

Frisco P&Z approves zoning request for housing development with grass rooftops

TE-Homes-e1497943397820-1078x465.jpg

Project Location

Frisco Planning and Zoning Commission approved a request from the owners of the property to rezone 57 acres on the northeast corner of Independence Parkway and Rolater Road from agriculture to single family.

The homes in the proposed development would have a modern, sleek interior while the outside would have customized gardens, including grassy rooftops. According to the developer, these types of homes are popular in other countries, such as India and Dubai.

The developer has also enhanced open space amenities, upgraded the bridge design, reworked the open space and provided a connection of a trail to the cul-de-sacs within the proposed development.

During Tuesday’s meeting, there were several residents present who spoke in favor of the development.

One resident spoke against the project, arguing the proposed developed was too different and was not likely to be successful in Frisco. Some residents said it was that uniqueness that would “place Frisco on the map.”

Updated plans reveal office quad at Heritage Creekside

PLN-2017-11-01-04-800x516.jpg

Project Location

The plans also clear the way for developers to begin construction on the first office tower.

The developers’ vision for the western portion show an active business park anchored by a quadrangle of office buildings that surround an open square of food trucks, restaurants and green space, reminiscent of Dallas’s Klyde Warren Park.

Construction crews are actively building the mix of residential housing, stores and restaurants that will make up the eastern side of the property.

“There’s a significant improvement to the employment center,” Day said to council members in October, comparing the new layout to the developer’s initial plans. “Before, the employment center was very much closed off and not accessible, and it was intended to be a campus-type environment. This really brings people into the employment center, which I think is a major improvement.”

A day after the city approved the new plans, the developers announced construction on the western employment center will soon begin in earnest as crews begin to erect a 12-story office tower at Heritage Creekside. The building, scheduled for completion by the end of 2019, will include 343,800 square feet of Class A office space, according to a statement from the developers.

Developers have increased the number of planned single-family lots to 252, up from 173 in an earlier plan.

“We made a commitment to the adjacent homeowners that we would have single-family adjacent to the neighborhood immediately to the north,” Flaherty said.

The amount of open space in the plan rose to 10.1 acres, up from 7.6 acres in its previous iteration.
