Plano officials pursue land for public park at Legacy West

Plano City Council on Monday approved the terms of a contract to purchase a grassy, 7-acre site for $9.9 million. The site is located across the street from some of the city’s most prominent construction projects. 



The land purchase is currently unfunded, and would only go through if voters pass a $78.9 million bond package for parks projects in the May 6 elections.

“The park in Legacy West will be a neighborhood park to serve the growing number of residents in the area,” City Parks Director Robin Reeves wrote in an email. “It will likely be more urban in character than a typical neighborhood park.”

New Allen mixed-use project will include shopping center and apartments

The restaurant portion of the development will have 23 retail and restaurant buildings totaling more than 342,000 square feet.


"This is a first-class shopping center," Ben Roodhouse, vice president with RPS Development, told the Allen city council, which just approved the development.



Along with the retail, 638 apartments will be built in a series of three- and-four story buildings on the east side of the development.

Allen Selects Builder for $10 Million Park

Construction of Allen’s newest community park is expected to begin in May.



The 75-acre complex will be the first community park on the west side of Allen. Located at the southwest corner of Ridgeview Drive and Bray Central Drive, it will feature a lighted softball complex with artificial turf, multi-use fields, a looped pedestrian trail, nature trails and a playground. 

A central restroom facility and concession stand will make the new park an attractive option for large tournaments. Twenty-five acres of the park will be kept as natural land.

Pharmacy group starts division HQ campus in Carrollton with plans to employ 3,000

The initial phase totaling $113 million with 300,000 square feet of space is slated to be completed in 2019.


"This will be the headquarters for our specialty pharmaceuticals and will be the headquarters for operations throughout the United State and the world," James Frary, executive vice president and president of AmerisourceBergen Specialty Group, told the Dallas Business Journal.


This is the first step in the divisional corporate campus — a two-phased development — becoming a reality and giving AmerisourceBergen Specialty Group a place to relocate about 1,200 existing employees to the campus in 2019.



In the next 10 years, AmerisourceBergen Specialty Group plans to hire an additional 1,100 employees with the hopes of bringing its North Texas employee base to 3,000 associates.


Gensler helped create a collaborative campus that marries the beauty of the outdoor space on a bluff overlooking a creek bed and a water feature with an open interior with floor-to-ceiling windows and modern, clean lines.

First Allen and now McKinney eyes a conference center and hotel project

Two high-rise residential projects on the boards for Frisco's Star and Station projects

The 240-acre Frisco Station is planning for a 20-story "urban living" building at Gaylord and John Hickman parkways.



The proposed high-rise would be part of a retail, restaurant, hotel and entertainment complex that Frisco Station developers are calling The Hub.

"We have had a lot of interest in this type of product so we are trying to keep all of our options open," said Trey Sibley, general manager of The Rudman Partnership, one of the partners in Frisco Station.

Grapevine council OKs 371-unit multifamily project on SH 26

The apartments and the office building will be located on a 52-acre development at SH 26 and Bass Pro Drive called Silver Lake Crossings. 



Amenities will include a four-story parking garage, a dog park and an indoor gym.


At council’s Sept. 16 meeting, a third brand—Hilton Garden Inn—was approved to join the two existing brands.


Additionally in October, Grapevine City Council approved a 300-room, nine-story Renaissance Hotel to go on the tract of land.

Another hotel tower is in the works for Plano's $3 billion Legacy West

 

Investor Sam Moon Group plans to build the new boutique hotel in the Legacy West Urban Village on Headquarters Drive at Communications Parkway.


"The new hotel will be a 12-story, 170-room Marriott Autograph Collection Hotel," said Legacy West developer Fehmi Karahan.

McKinney signs off on KDC-led development team for corporate magnet

The proposed mixed-use development will sit at the Gateway of McKinney at the Sam Rayburn Tollway and U.S. 75, with the development team moving forward with plans to develop the remainder of the 90-acre tract.


"So far, we are right on track with the progress we were hoping to make with this partnership with KDC and we look forward to a successful future with them and the Gateway development," he added.


The marketing activities are expected to begin at the same time as the city and the development firm forms the master development agreement, which is expected to be executed by October.


"The components of this site will be driven by some really nice Class A office space that will be compliments nicely with other uses, such as restaurants, entertainment and multifamily housing to make for a nice live-work-play environment," he said.



KDC could develop a million square feet or more of Class A office space with even more supporting real estate to accommodate thousands of people.

Huge Allen data center would be one of the largest in North Texas

The 1.4 million-square-foot high-tech complex would be built in three phases on the west side of U.S. Highway 75 north of Allen Commerce Parkway.


The project will be the third large data center built in that area in Allen.


You are talking billions of dollars in data centers," said Dan Bowman, executive director of the Allen Economic Development Corp. " It's been great to see that pick up steam in Allen."



The first phase of CyrusOne's planned Allen data center would be 350,950 square feet. Two additional phases would add a 619,100 square foot and a 412,800 square-foot building.

Yet another massive mixed-use development:

 

Developer Hines plans mixed-use project in Allen

 

The more than 100-acre development would be on vacant land at the southeast corner of S.H. 121 and Alma Road, just south of McKinney.


Hines plans to detail plans for the project next week at a real estate seminar organized by the Allen Economic Development Corp.


"Nobody had planned a mixed-use piece like that on State Highway 121," he said.



Hines' planned development is likely to include a combination of office space, retail and urban-style residential construction.

Architect Gensler is designing the project.

$100M hotel and conference center in McKinney's Craig Ranch lands city incentives

The city of McKinney voted to contribute $18 million in economic incentives, including a $5 million construction loan and a $3 million grant upon completion of the project on an 8-acre parcel at Collin McKinney Parkway and Weiskopf Avenue in Craig Ranch from the McKinney Community Development Corp.


The remainder of the economic incentives will come from the reimbursement of tax dollars generated by the 285-room and suite hotel, with a 75 percent reimbursement of sales, property and hotel occupancy taxes in year 1 through year 5.


The hotel and conference center, which is planned as a Marriott Autograph Collection, will bring 33,000 square feet of meeting space to McKinney, as well as restaurants and eateries for guests.



The resort's amenities will include a resort-style lazy river, outdoor fire pits, concierge services and valet parking.


Construction will begin on the hotel and conference center this summer, with the resort slated to open in the Craig Ranch master-planned community by fall 2019.

Loews Hotels & Co., The Cordish Companies, and the Texas Rangers Thursday announced plans for a $150 million flagship hotel and convention center in the Texas Live development called Live! by Loews - Arlington, TX. 



The 302- room hotel will be one of the most dominant features of Texas Live!, the $250 million dining, entertainment and hospitality destination being developed in partnership with The Cordish Companies, Texas Rangers and City of Arlington.


Designed by internationally-known HKS Architects, the 14-story tall glass tower will feature 300-plus upscale guestrooms, including 26 suites, with floor to ceiling glass windows that show expansive views of the entertainment district from each room. 



The tower will feature several resort-style spaces and amenities including:

Another big warehouse project on the way in I-20 corridor south of Dallas

 

Crow Holdings-Capital Real Estate will build the 1.2 million-square-foot warehouse campus near the southwest corner of Interstates 20 and 35E in Lancaster.



Called I-35 Logistics Crossing, the project will have twin 610,806-square-foot warehouse buildings at the corner of Houston School and Wintergreen roads.


Ben Doherty with Crow Holdings said the company is "very bullish on the D-FW market, especially Dallas' southern sector, because of strong industrial absorption levels in the region reinforced by continued population growth.

Millions of square feet of office, retail and homes planned for Allen project

"We think we can do 1.5 million to 2 million square feet of office," said Hines managing director Drew Steffen. "We want to lead with office."



The project - called The Strand - will also have apartments, 300,000 square feet of retail and a 10-acre greenbelt along Watters Creek.


Steffen said Hines, working with architect Gensler, is designing both single and multi-tentnat office buildings up to 12 stories tall.



"We are designing multi tenant buildings so we are ready to go," he said. "We are going to push for some corporate build to suit deals.

"But I'm not going with speculative buildings," Steffen said.


"Our mission is to bring the corporate campus," said Dan Bowman, who heads Allen's economic development corporation.

The initial phase of the project will include about 200,000 square feet of office space, 80,000 square feet of retail space, urban-style living options, and a greenbelt with park space and structured parking.



The next two phases will total the build out of 1.5 million square feet of office space with up to 300,000 square feet of living and additional residential homes. 

In all, the mixed-use development will bring 10-acres of greenbelt and trail system to the city.

Plano's Shops at Willow Bend to add new seven-story office building

A Dallas-based development firm — Encore Enterprises — plans to build a new office building next to The Shops at Willow Bend in Plano in hopes of meeting some of the demand for high-quality office space in the North Texas city.



The seven-story, 200,000-square-foot Class A office tower will sit adjacent to the mall's food court and will be integrated into Dillard's parking garage. The building could accommodate up to 800 employees


The office building is part of The Shops at Willow Bend $125 million expansion and will add much-needed Class A office space to the market, said Barry Smith, general manager for the property.


The would-be office tenants would have access to the mall's yet-to-be announced upscale, 30,000-square-foot health and fitness club, as well as the two-level, 60,000-square-foot restaurant district.

Newly formed real estate company to build 2,100-acre, mixed-use development in McKinney

A 2,100-acre, $300 million mixed-use development is coming to the northwest sector of McKinney.


The development will consist of commercial, retail and entertainment venues, according to a news release from Creu Capital.


Cross F Ranch will be built in phases with the first phase expected to open by the last quarter of 2018. This phase will include more than 250 acres of single-family residential units, commercial and retail development.



When complete, the development will be home to approximately 6,000 residential homes, 7,000 multifamily units and 4.7 million square feet of commercial, retail and office space, according to a video released by Creu Capital.

Frisco approves plans for first high-rise, a new 17-story condo tower at Cowboys' The Star

 

Frisco's city council has given preliminary approval for the construction of a luxury high-rise condo tower at the Dallas Cowboys' Star mixed-use project.



Dallas Cowboys' owner Jerry Jones, former Cowboys' star quarterback Roger Staubach and developer Robert Shaw propose to build the condos.



"It will be a joint venture with the Jones family, Roger Staubach and myself," Shaw told the council "We are going to build a 17-story condo.

"The average unit size will be 1,200 square feet," he said. "These will be very large."


"Roger and Jerry will each have a unit on the top floor. We are basically building a place for Jerry and Roger to hang out," Shaw joked.

Online eyewear retailer Warby Parker opening more Texas stores

Warby Parker has decided Texas is big enough for more of its stores.  It's planning three more stores by the end of this year, the company said Tuesday.


Warby Parker opened its first Texas store on N. Henderson Ave. in Dallas in 2014. 



Last year, it opened a second Dallas store in NorthPark Center. Two other stores in the state are in Austin.

New stores are planned for Legacy West in Plano and Westbend in Fort Worth.

Illinois-based developer starting Lewisville industrial project

The 121,000-square-foot speculative building is planned on State Highway 121 north of Midway Road.


Called 121 Riverview Crossing, the industrial project is planned for smaller tenants in an industrial market that is seeing construction of many much larger buildings.


"The first phase at Park West is fully leased and we have commitments for around a third of phase two," Smith said. "We are replicating the success at that project in Coppell with this new development in Lewisville."



Smith said construction on the 121 Riverview Crossing building will start in August and it will open next spring.

Conference USA 2018, 2019 basketball championships moving to The Star in Frisco

The 2018 championships will take place March 7-10 with 22 games—11 men’s games and 11 women’s games. The conference champions will receive an automatic bid to the NCAA Championship.



“When we first started on this journey, a few people thought I was crazy,” Conference USA Commissioner Judy MacLeod said. 

“But the main focus was to make sure our student athletes have a memorable, unique and a first-class experience, and I’m not sure where you’re going to find a better first-class experience than here.


“What we’ve been able to do is build a 12,000-seat, indoor high school football stadium that can transform to do other innovative things,” Jones said.

IT services firm moves U.S. HQ to Addison

The Mexican IT services firm Softtek has moved its U.S. and Canada headquarters to Addison.



The company celebrated the move with a grand opening Wednesday night. A global IT provider, Softtek has 12,000 employees worldwide spanning 30 countries.


After the move, the company has about 150 employees based in Dallas-Fort Worth, U.S. and Canada CEO Marcos Jimenez said.

McKinney gets nod for new truck plant with potential jobs on the way

Seattle-based PACCAR Inc. has reached a preliminary agreement to build a 130,000-square-foot manufacturing facility in McKinney, the city's economic development agency says.


PACCAR's Dynacraft division builds trucks under the Kenworth, Peterbilt and DAF brands.


The proposed plan will be at Wilmeth Road and Redbud Boulevard.



The McKinney economic development group and the city are still working to finalize the deal, which would receive economic incentives.


The $20 million project will create about 200 jobs.
