Growth continues in Shenandoah with new developments
 

The Shenandoah City Council has approved zoning for a new 69-acre metropark planned for the east side of Interstate 45.
 

The Sam Moon Group is planning to build the development, which will include apartments, hotels, entertainment, retail, restaurants and high-rise office buildings, said Garry Watts, mayor of Shenandoah.
 

The company is planning to build the development near its current Sam Moon Shopping Center.

 

"It's going to include a full-service hotel, entertainment venue, four or five multi-story office buildings, 900 Class A apartments," said Greg Smith, Shenandoah's city administrator. "It is going to be a great development for the city."
 

The development will take about five years to complete, depending on the market, Smith said.
 

"It just depends on the development and the demand as The Woodlands continues to build-out and their buildings get full," Smith said. "And with Texas Children's Hospital and Methodist coming into that immediate area, those office buildings could go even faster."
 

The new metropark will have several amenities, Watts said.
 

"It will have a lot of green space, including a lake and lots of flowing water, so it's going to be a very, very nice venue for people to work in and visit and shop," Watts said.
 

The Shenandoah City Council approved the zoning measure for the development on March 25, as well as zoning measure for two new residential developments coming to Shenandoah.

Construction on Shenandoah’s new mixed-use development, MetroPark Square, is underway east of I-45.



 

The 69-acre development, which has the potential of adding $700 million in value to the city, will be built in three phases, each with staggered completion dates over the next three years. Upon completion by 2020, the development will include retail, restaurant and entertainment options as well as office space, hotels and multifamily space.

 

Construction on Phase 1 began in November and is expected to be complete by March 2018. The phase includes 175,000 square feet of restaurant, retail and entertainment space anchored by AMC-10, which is a 10-screen movie theater that is expected to open this fall.

 

Phase 2 will include a four-story, 325-unit high-end apartment complex and two nationally known select service hotels, Moon said. Construction is expected to begin at the end of 2017 and will wrap up by late 2018 or early 2019.

 

Moon said construction on the project’s final phase could begin by late 2018 and be completed by 2020, featuring an additional 600 units of multifamily living space, a full-service hotel and an office building.

 

The development will also include a pavilion, fountain and outdoor event space for families and children to enjoy.

Update on a possible opening estimation for phase I of MetroPark Square in Shenendoah.

From Houston Chronicle last week:

 

AMC Theatres will bring another movie option to north Houston residents with the opening of a 10-screen theater in the MetroPark Square development in Shenandoah in early 2018.
 

AMC Theatres has signed on as an anchor tenant in the 69-acre project, which includes dining, shopping, entertainment, hotels and apartment, according to real estate firm Baker Katz. The center is east of Interstate 45 and south of Texas 242 (College Park Drive).
