According to Swamplot, which got it from the Houston Press, Los Dos Amigos at 5720 Washington Blvd. is closing in February to make way for more condos. No further information on the size of the project or other details.

THE LAST DATE to order cheese enchiladas at Los Dos Amigos, the Mexican restaurant that’s stood at 5720 Washington Ave at the corner of Birdsall for the past 39 years, is February 28th. In early December, the longtime owners of an L-shaped group of parcelsspanning the entire north side of the Washington Ave block between Birdsall and Malone — along with an adjoining “L” around the corner facing Birdsall (see map above) — sold the whole thing to a developer out of Dallas operating under the name of a partnership calling itself OSF Washington. Among the other entities linked to the buyers:Vintala Partners, which has developed apartments in the past.

 

Also on the block and going away: the Premo’s Grocery building at 5702 Washington. The entire site, including both buildings and parking lots, measures 26,675 sq. ft.

Doubtful for this area, but I'm really hoping Houston starts getting a lot more condos in the $250-$300k range somewhere within or just outside of 610. All the ones I look at now that are decent are $400k and higher :/.

 

Not sure what you're looking for, but a very quick search on HAR turns up 75 townhomes and condos on the market within or just outside Loop 610 in the 250-300K price range.

There are a few inside the loop in that price range. Be wary of the older buildings though, they seems to have much higher monthly maintenance/HOA fees. And the ones along Post Oak & Downtown have very high taxes.

The older buildings with high HOA fees often include all utilities.  Be sure you are not comparing apples to oranges.

 

The expensive ones have high taxes.  That's how property taxes work.

Must have missed that on HAR. I thought it was bizarre the 2b/2b penthouse at 2016 had such an astronomical HOA fee!

What's going on at the site of the former Premo's Market and Los Dos Amigos at 5700 Washington (Birdsall & Malone) in between El Tiempo Cantina and Blue Fish? Heavy concrete foundations are being set and there is a large crane section on site. This appears to be the beginning of a mid-rise apt or something even taller. Can't find any info online. Who's got the scoop?

Terrible news! :o This is going to be a self storage facility! Spoke with one of the foremen on the site earlier in the week and while he didn't have much detail, he said it was going to be seven stories and the paperwork said "self storage." Couldn't be more disappointed for this high visibility site on the west end of Washington. It makes sense with all the apartment construction (and recently completed apartments) within a short distance, but this is a definite NIMBY development. No wonder their has been so little word on what was happening here. Hope I'm wrong on this one!

Now I'm hearing 8 stories with a blue metallic exterior... Keeps getting more surreal! Feel sorry for the townhouse just behind it to the north!

 

I say we make this baby 50 stories and claim this as the tallest self storage in the world.  B)

Anyone seen renderings? More worried than ever about what we're getting as the construction is starting to dominate this section of Washington Avenue. Really sorry for the townhome owners directly to the north. They are now the proud owners of a close-up view of this things ass! All of their sunlight and views are completely gone as is a good portion of their property values!

Looks like this has topped out. The last floor tapers from the Washington Ave elevation rearward to the north. Also, no new rebar for columns going higher. That makes this seven stories, including the double height first floor. Looks like a good portion of the first floor will be open with a driveway/parking like you see at other storage places with an enclosed two story space towards the rear. The bracing for cladding is going up on that rear space as well as the lower exterior walls. Glad it's not going any higher! We can only hope the cladding will be decent!
