I haven't seen a post about this anywhere but does anyone know what is going on next to the new BuffBrew location in Sawyer Yards? Just on the other side of Henderson (I think the address would be 1606 Henderson). The lot is fenced in with a raised concrete foundation covering the whole block and I believe it was owned by a chemicals company for the last several decades. Crews have recently been on site tearing out the concrete pad. If something is being developed I'm surprised they chose this spot instead of the empty grass fields on the other side of BuffBrew that are currently for sale.

Any ideas?

First post! Welcome!

I noticed this yesterday too... I had heard John Deal (developer) wants to buy it. I also know the parking situation is not great right there... However, if we get a current address, we can look it up on HCAD and see who owns it. It might just be preparation for sale...

Thanks! I have a friend who lives in the area and asked if I knew what was going on there.

I believe this is the property information for that block (pulled from HCAD). Parking gets pretty busy along Summer St/Henderson for certain Saturday art shows and on weekends now with BuffBrew open.

Just saw a segment on the Astros pregame about McCullers Maven Coffee shop. They already have a place at Minute Maid, will have one at the Thompson Hotel at the Allen and will have one at Toyota Center too. He mentioned the one coming here in the next several months.

Local restaurant Dumpling Haus is no longer open at The Shops at Sawyer Yards. The eatery closed its doors Wednesday.

In the coming months, Dumpling Haus will offer "a delivery and pick-up service from the shop's commissary in Montrose," according to Houston Chronicle. Until then, Dumpling Haus will provide items through pop-ups.

As for the restaurant's replacement, a new tenant has signed on. Houston Chronicle reports an Asian restaurant is soon taking over the unit at 2313 Edwards St, Suite 180.

CultureMap has a few additional details about Maven ( Maven Coffee + Cocktails / Maven Coffee Co.) in an article published yesterday:

  • The brand’s first brick and mortar location in Sawyer Yards that will open in early 2024.

  • The brick and mortar location will serve pastries, coffee, and a range of cocktails. Plans call for a space that will transition from a family-friendly coffee shop during the day to an upscale bar in the evenings.

As previously mentioned, Maven's Sawyer Yards location is a coffee shop by day and cocktail bar at night. Maven will be located at 1501 Silver St, Building B.

Design Group is designing Maven / Maven Cocktail + Coffee's brick-and-mortar at Silver Street Studios. Their website details the color palette and other design features:

In our proposal, we fused elements of the industrial style, such as exposed ceilings and pronounced metal ducts, with rustic details, such as textured siding and wood components. All under a contemporary look that seeks to endure over time.

The color palette is based on beige and brown tones, creating a warm atmosphere for diners. In addition, we integrated green accents that, although contrasting, refresh the interior of the establishment.

We developed the proposal in coherence with the brand concept, which seeks to provide a meaningful experience from a coffee during the day to enjoying social drinks at night.

To achieve this, we created an adaptive scheme with the day & night bar, where a sliding enclosure allows the space to be transformed into a cocktail area or a cafeteria as needed.

A highlight in this section is the use of Tecnografica’s Alabastro backlit panel, a collection inspired by the timeless elegance of marble, which enhances the veins, colors and peculiarities of these materials.

Structurally, the project was based on a pre-existing building that was previously a shed. In addition, we created an urban planning proposal around Maven, taking advantage of a parking space to create a recreational area.

As mentioned, Maven's location at Silver Street Studios is part of the Sawyer Yards development. The address for the coffee shop and bar is 1501 Silver St, Building B.
