I've heard that everyone in that apartment complex has had to move out and the entire complex will be demolished. Not sure if true; I can't believe none of that complex is salvageable. Doesn't say much about our wooden stick construction on these midrises.

Apparently, residents have not even been allowed back in to get their stuff... even the apartments that were not directly impacted.

I believe this is where they were pitching Amazon HQ2 but the plans have changed since then.

Pretty exciting to see more development in Downtown Dallas.

Wow! Really cool to see this side of downtown get some attention.

To add some context.  This project is sort of like a master plan and is a long way from happening.  First, they need rezoning approval from the city.  Then they have to empty out a large multi family complex on which they are still, currently, signing 12-month leases.  Then, of course, that complex must be demolished and new infrastructure installed.  Then, IF there is sufficient demand, they will start building some buildings that may or may not look something like these renderings.

Fitzgibbons said the existing Northend apartments aren’t going anywhere for a while. Hunt Realty has had full ownership of the property for 20 years and was a partner in the construction of the rental units.

 

“We are still signing 12-month leases,” he said. "It’s going to take every bit of nine months for the rezoning process.

“Then to design and finance the first phase, we are into 2023 before we truly start anything.”

Behind a paywall for me but this was quoted on the skyscraperpage.com Forum.

“ The centerpiece of the 11-acre project, as seen in renderings, will be an 83-story mixed-use tower. Plans for the tower include a 500-room hotel, which will sit below a 595-unit residential high-rise. At a proposed 890 feet tall, the tower would be the second tallest building in Dallas, coming in just shy of the 921-foot Bank of America Plaza.”

The single tower recieved $96M in financing back in 2022.

Haven't heard much about it or the rest of the project until this piece in the DBJ today, discussing Hoque's other projects.

"Under the proposed development agreement, Hoque would be required to obtain a building permit by the end of 2024 and complete construction of at least 800,000 square feet of residential, office, retail and hotel space by the end of 2027, according to city documents.

Hoque has yet to sign the development agreement, as he's waiting for the numbers to make sense on the financing, which needs to be finalized at the same time. The construction price has risen from $320 million to $400 million, according to Hoque.

“We're not going to break ground on a $400 million project when it's a 20% higher construction price," he said. “We think it’s going to be the third or fourth quarter of this year, because I think interest is going to get cut. If I'm a betting man, I think third or fourth quarter of this year, we'll break ground on this building.”
