Global law firm gains foothold in Uptown with Park District deal

Winston

Global giant Winston & Strawn LLP will open its new Dallas office in Uptown's Park District office tower adjacent to Klyde Warren Park, putting the law firm in a high-profile building with building signage rights.

The law firm decided to lease two floors at PwC Tower at Park District totaling about 56,000 square feet of office space and building signage rights.

Winston & Strawn, which was founded in Chicago, has been looking for a permanent home in Dallas since February, when the firm announced it had lured nearly two dozen prominent North Texas partners from eight different area firms to open the new office.

A former federal prosecutor who is recognized as one of the leading trial lawyers in the nation, Melsheimer said this office could be one of the most successful law firms in Dallas.

"There's a trend of law firms going to Uptown or on the north side of downtown Dallas as Uptown remains tight," said Puckett, an executive vice president in CBRE's Dallas office.

The high-quality office buildings are attracting prestigious law firms wanting to build their brand and identity in Dallas, he added.

"Dallas is such a major focus in the United States right now, with law firms wanting to brand their firms on the buildings in a tasteful manner; and we've never seen this in the past," he said

Texas on tap for new U.S. Cricket stadium with help of JLL

USCricketLeaguePrototypicalComplex_15003

Dallas-Fort Worth could get another major sports team added to its roster as part of a $2.4 billion venture to launch another U.S. sports league, which would be the biggest pitch since Major League Soccer.

Global Sports Ventures LLC, which announced it planned on establishing a professional cricket league in the United States, hired JLL's sports and entertainment group to find attractive development sites in eight U.S. cities, including Dallas-Fort Worth.

If the sites are found, these cities could be home to a cricket-specific stadium and a mixed-use development as early as 2020.

Dallas-Fort Worth will be a big contender for the planned Texas charter location.

Other charter cities or regions include: New York, New Jersey, Florida, Washington, D.C., Georgia, Illinois and California.

Upon its launch in 2020, the U.S. Cricket League plans to expand in four to six additional markets.

The first eight stadiums and their surrounding developments are expected to cost Global Sports Ventures $2.4 billion and create 17,000 jobs. Each development could have a cricket stadium, club house, restaurants, hotels, retail, residential and office space.

JLL's International Director David Demarest said the brokerage firm has already begun its site selection and is reviewing multiple sites within the targeted cities.

The stadiums are expected to cost $70 million to $125 million, with ancillary costs of $80 million to $100 million for the mixed-use developments accompanying the cricket stadiums.

Planned mixed-use project of nearly 275 acres would be one of the first along I-20

1500477982-universityhills.jpg?auto=form

Project Location

Centurion American Development Group is getting approvals for the almost 275-acre project at I-20 and Lancaster Road. The development would include sites for construction of townhouses, apartments, retail, office and hotels.

A preliminary site plan shows that the retail and commercial construction would be concentrated at the south end of the property near I-20.

Townhouses and apartments would be built at the north end of the heavily wooded tract near the DART light rail Blue Line.

Centurion American's planned development is just southeast of the University of North Texas' southern Dallas campus and is adjacent to a DART commuter rail station.

Homes in the project would be within walking distance of the transit line, according to city planners.

Reminds me of the way areas along I-66 have been built out in Fairfax County, Virginia.  Lots of commuter townhomes.  But what is walking distance when summer trips home occur at 95+ degrees?  Do they mean the homes will have subterranean ped-tunnels like downtown?

If a Real Walking City like San Francisco or London were to have a week of 95+ degree temperatures, even their people in white collars would only walk up to about 250 feet between air-conditioned enclosures  (Summer afternoons there are often about 70 degrees).

Looks like studies have been done on walking in heat versus no heat

In an unpublished study of observed walking tips at noon in the CBD of Montreal, it was seen that walking distance to destination or a long stop was unrelated to actual walking distance through a temperature range of -21°C to +31°C [-6°F to 88°F].

This could mean that as long as it is walk-able during the spring, people will still walk it in the summer

While it could mean that, I think there's ample reason the study went down seventy degrees below room temp, but a fraction of that above it.  People don't like having to wash their clothes for the day after ten or fifteen minutes outside -- and for all of the Texas Triangle cities, there's a bit more than a third of each calendar year that the average daily high temperature is above 88 degrees...

DFW places second, only behind NYC, in apartment delivery for 2017.

Via Rent Cafe:

Dallas-Fort Worth, the job-centric Texas mega-hub that has seen the largest population increases in the entire country, adding approx. 143K new residents from 2015 to 2016, is second when it comes to new apartment supply.

No less than 25,000 new units are planned for completion this year, making Dallas even more desirable for renters who seek affordability and variety in their housing choices. The local rental market is relatively stable with rent growth at a moderate 3.5% y-o-y. Average rents in the Metroplex hover around $1,094, significantly lower than the national average and half of what New Yorkers shell out on rent on a monthly basis.

Moreover, with a diverse economic sector and steady job growth, the employment picture is rock-solid in D-FW, so it’s no wonder young professionals are arriving in droves.

Perhaps you should read what I quote.

Yeah.  I read everything you quoted.  Doesn't answer my question.  Among the many other Steve Brown exaggerations, We were also told that work was beginning on the Hall Arts  Residences and hotel 3+ months ago.  How's that coming along?

I thought someone might have some knowledge of the project beyond what appears in the DMN.

EY investing $10M in downtown Dallas cybersecurity center, to employ 300

ernst-and-young-jld7325.jpg

Ernst & Young said Thursday that it’s investing $10 million to expand its Dallas footprint by 14,000 square feet, as the company goes after the crowded cybersecurity market.

The new cybersecurity center will house 300 employees, with about three-fourths of them coming via new hires, said Ben Trowbridge, EY cybersecurity managed services leader and executive director. The center will get up and running in September, and execs have a goal to complete hiring within the first 12 months.

The facility will also include a

24/7 operations center, a cyber innovation center, an executive briefing center, and a “cyber range,” where clients can replicate real-world conditions during trials.
