Apartment developer Morgan Group is bucking the trend of "smaller is better" in one of its new multifamily developments in west Houston.

 

The Houston-based company is developing an eight-story luxury apartment building with 148 units averaging 1,500 square feet in size. The largest will be around 2,500 square feet.

 

 

Morgan Group's president, Alan Patton, said baby boomers are getting to the age where they're considering housing alternatives. In some cases, that means moving out of suburban homes and into apartments in more urban settings. Yet they want the same amount of room - or close to it - that they had in their homes.

 

"No one's really met that demand yet," Patton said.

 

Over the last several years, the craze has been to develop smaller units with a high percentage of one-bedrooms.

 

In the past, the percentage of one-bedroom units in a complex was in the 55 percent to 60 per- cent range. Now, it is creeping up to 70 percent, said Bruce McClenny of Apartment Data Services, which tracks multifamily development in the Houston area.

 

The new Morgan complex, called Pearl Residences at CityCentre, is being built on the south side of Town and Country Way at Attingham, just east of the CityCentre mixed-use development.

 

The company is building a second property across the street called CityCentre Pearl. That building will have seven stories and 312 units ranging from 650 square feet to 1,500 square feet.

 

Wells Fargo is providing construction financing for the buildings, which were designed by Wallace Garcia Wilson Architects. The apartments are scheduled to open in early fall of 2015.

Might as well just cover both Pearls in the same thread. Those are definitely different renderings too. Very similar looking buildings but I'd say the 8 story looks a little higher end. CityCentre is really blowing up though development. It and Memorial City are definitely a mini-Uptown with all the jobs and apartments and a growing skyline! It's really impressive to see West Houston's growth from the west loop, west belt and out to the Grand Parkway.
