Sellanious Caesar Posted April 15, 2014 Share Posted April 15, 2014 It’s the company’s first mixed-use development, and it’s going to be big and set in a prime location.Houston-based PinPoint Commercial announced on April 14 that it will build out a $250 million mixed-use complex, Woodland Creek, on 75 acres at 1823 Sawdust Road between the new Exxon Mobil Corp. campus and The Woodland’s Town Center. The company is known for developing assisted living facilities as well as industrial and office space. “With the (home) lot supply in The Woodlands dwindling, this is a great opportunity for us. It’s a great location with close proximity to the new Exxon Mobil campus as well as The Woodlands' Town Center. It’s a unique opportunity, and we plan to do something special with it,” said John Thompson, president of PinPoint.The property, which PinPoint closed on in December, consists of six sites that can be split. There are three under contract, but at this time Thompson could not disclose who has them under contract or any details on how many units or homes are planned. Here is the breakdown so far:A four-story multifamily building on six acresA for-lease townhome project on 9.99 acresA single family neighborhood on 8.69 acresConstruction on some of the residential projects is set to start by the third quarter of 2014.PinPoint will develop 23.63 acres for office and retail space. The planned office space will include two spec buildings, one four stories with 192,000 square feet and the other six stories with 252,000 square feet. Both will be Class A, tilt-wall projects. CBRE Group Inc.’s Houston office will lease the office space, and Houston-based NewQuest Properties will lease the 52,000 square feet of planned retail space. That leaves 9 acres of space left for PinPoint to develop.
