Core Park West: 3-Office Buildings For Energy Corridor

Another development for west Houston by Transwestern. Mostly office buildings but I'm guessing this project will come with some other use as well. Located at Highway 6 and I-10. Munoz Albin is the architect.

 

  • Two, 6-Story Office Buildings (one pictured)
  • 14-Story Office Building
  • 16-Story Office Building (pictured)

See my comment in the core energy apts. I guess the redevelopment is starting to happen on hwy 6. I'm guessing you'll see new apartments go up all up and down hwy 6 at this point. There are actually fairly large plots of land available near briar forest and memorial and hwy 6.

Looks like they've revised their renderings from the last version I've seen. Looks good. Not sure how soon these will get off the ground, though... We're about to see a flood of new space hit the energy corridor (and one major lead tenant in a big westchase project currently u/c has already pulled out)

Pulled out? Any reason why? Would u happen to know if the company is in the energy services field/industry?

Did some digging on CoStar. There currently are pages for Phase I & Phase II. While I can't directly link to them for some reason, you can see them for yourselves for the moment: http://www.costar.com/costarconnect/MasterPage/Main.aspx?SiteId=22591&CheckSum=243660788 (Go to Page 5 and you'll see them among the first few entries).

 

Phase I is listed as the 6-story, 320ksf or so building, with the same renderings. Phase II is the 16-story, 446ksf building though no specific renderings of it were present. What was present on that page was the site plan shown below, which shows 2 6-story & 2 14-story buildings with a 5-story residential building that would have 300 units. It does have a date of 10/2012, so I'm not sure how current it is.

Mike's really excited about his next development, CORE Park West. He's wrapping up the master plan and putting a bow on the capital, and the team is working on construction drawings for the first building. That 320k SF spec facility (far right in this sneak-peek rendering) will break ground in September. Mike tells us the campus will be forward-looking, with all the elements companies want: A neat environment, efficient floorplates, lots of water features (if you're looking to cool off during the work day), fun places to walk (including adjacent Bear Creek Park), and great access/visibility.

well that changed alot lol

it definitely changed quite a bit from the original site plan. but if you look at the rendering from the May press released, youll see the new design was already rendered.

did they get rid of the apartment complex, or is that what the building on the far right of the new site plan is?

Is there really that big of a demand for all of this office space?

 

I've wondered that also. I hope that all of these office buildings going up along the Katy freeway don't make it more difficult for the downtown office proposals to get started.

The latest lease to the latest previously unknown oil company (EMAS) cleared 100,000 sf of space out of City Center Five. That building is now half occupied.

That's not how supply and demand works. The tenants don't follow the buildings - the buildings follow the tenants.

sweet! that ones like 22-23 stories...

edit: so what changed (besides the height and a slight tweak in design)? what building is this tower replacing or where is it going?

double edit: so is this 16 stories of office on top of a garage podium? the building info says 16 stories, but i think thats in reference to "leasable area", and the top 16 floors look slightly different than the lower floors? nice to see an increase in height.

I wonder then... why would companies choose to locate so far from the city core?

 

I was involved with one move to the Energy Corridor. That company moved because the lease on the building was much cheaper than the Galleria location they were in. Also most of their employees live in Sugarland, Cinco Ranch and Katy.
