I like places that still have the old vaults as a private dining room. Although I hated what they did to the Manufactuers Hanover branch on 43rd and Fifth, NYC that is a landmarked mid-century modern masterpiece. So when the Teachers' Retirement System of the State of Illinois bought the office park, it set its property manager, the Lincoln Property Co., about finding ways to attract new tenants. Lincoln Property's efforts include overseeing a $13 million improvement that it hopes will add amenities and foot traffic, putting Galleria Park on a growing list of aging buildings getting a makeover to stay competitive. "One challenge that we face is that a lot of brokers have forgotten about this space," said Charlie Giammalva, senior vice president of Lincoln Property. To put Galleria Park back on the radar, Lincoln Property hired OJB, the landscape architecture firm tapped to design the Montrose Collective, to turn part of the circular driveway into a green space fitted with cafe-style seating and outdoor couches, bocce ball courts and concrete ping pong tables (tenants receive branded sets of paddles and balls) and, of course, a Wi-Fi connection. "Part of it is about creating workspaces outside of your physical office space," said Brian Strait, who specializes in office leasing at Lincoln Property Co. Work has begun on the first floor of the office building on the corner to create a series of coffee shops and restaurants. The old Regions Bank relocated to make way for the Sage Road expansion; in its place, Lincoln Property plans to build a fine-dining restaurant that connects to its office buildings. Galleria Park is across the street from the Galleria, and Giammalva hoped the high profile corner and the prospect of traffic from shoppers, office workers and hotel visitors (the Hyatt next door shares a parking garage with Galleria Park) will appeal to restaurants. In the basement, conference rooms and a gym complete with locker rooms and showers have already been installed.
