Didn't realize it was actually materializing. C/O Bisnow... Finally, industrial users don't have to make the arduous trip into Sugar Land. Fuller Realty is developing Rosenberg Business Park, the first such offering in the city. Fuller co-founder Bill Smith (here enjoying his favorite hobby) tells us the park encompasses 184 acres on FM 2218. His team will deliver ready-to-develop sites (the City is putting in the streets, utilities, and drainage) that can be divided into parcels as small as two acres as requested by users. (Flexibility is the name of the game.) Bill believes the project will have the most cost-effective, fully-developed sites in Fort Bend County, so he expects great demand. (He's got one 74-acre inquiry and a three-acre prospect already.) ICO Commercial's Jim Shaw brokered the land sale and tells us industrial users like to be in business parks because they offer stability and security—occupants know what their neighbors will do. (Can we live in an industrial park? We're still waiting for our neighbor to return Breaking Bad: Season 5.) With no options in Rosenberg, companies fled to Missouri City, Stafford, and Sugar Land. But those parks are filling up fast, and what's available is more expensive than many smaller users would like to pay. On top of that, Houston companies have had to move further south on 59/I-69 because there's little available closer to town. We also loaned our neighbor yellow spray paint. Last but not least, Bill says the area has great highway access and is well-served by quality amenities. Jim tells us the deal is a long time coming; he's been working on it for eight years. Fuller was ready to go before the recession and reinvigorated its plans a few months ago with the help of the City of Rosenberg. They will retain the existing manufacturing facility off Spacek Road. The new location should be complete by 2023.
