Catalyst: Residential High-Rise At 1475 Texas Ave.

Downtown residential highrise's being planned by Marquette Cos. Totaling more the 350 units.  But they don't stop there...

Managing director Darren Sloniger tells us Downtown feels like Chicago (where he's based) did 20 years ago. (We just wish the city had a winning basketball team like Chicago did 20 years ago.) The City's new retail strategy, focus on parks, and residential incentive all point to a submarket about to take off. He's doing due diligence on a few sites, and tells us he'd like to develop a couple high-rise projects totaling about350 units Downtown.

They probably won't be more than 20-stories a piece, not too bad. I saw their work on their website - it's average.

It looks like they don't have very big footprints though so maybe they can help fill in some blocks. The density is nice though! I'm just hoping that downtown can continue this momentum once the incentive money is all gone.

It is exciting to hear that DT Houston reminds him of Chicago 20 years ago. I hope all of the development continues well into the future.

I am hoping that the comment they are planning to be agreesive means they will have something in the works by at least Q2.. How great would it be if they built where skyhouse and Hines proposed  6 story is combined with Houston House.. would create a nice little dense area of resdiental

The article says that they would like to develop a couple of high-rise projects.  Two more residential developments in the southern part of downtown* might be enough to finally start ongoing redevelopment of that area.

 

 

*And if anyone ever suggests something like "Sodo" I will beat them over the head.

I am just glad we are getting developers with vison, people who can look out at the parking lots of DT and see block on top of blocks of residental .. these are the type of people Houston needs..

Thankfully it is!

 

I think even those of us who are the strongest supporters of "tear it down" would agree that Downtown Houston has far too many empty lots.

 

I wonder if Ziegler Cooper is the architect (yet again) on this residential highrise?  They seem to have that corner all to their selves in this town.

I love Zieglar Coopers work, they seem to do a good job with every design.

lol, the preservation twins give their approval! im surprised no one has made a fuss yet over the location of this TWENTY EIGHT story tower.. people were freaking out that the 7 story Fingers apartments would block the views of downtown from Minute Maid. this thing will definitely block a portion of downtown.
im psyched though, more residential towers!

Nothing wrong with this location, and its far enough away from MMP that what ever is done there really shouldn't have any bering on the park.

 

More residential for downtown = a win for all!  And this one has GFR to please that portion of our little group too!

I love the live-work street level spaces integrated into the project. I truly hope this one gets off the ground.

Also, there was a 10 story residential with live work spaces mentioned as well to go up just Southeast of Skyhouse!

I noticed that too, thats 1811 San Jacinto, where a Binswanger Glass building is.

Do we have a thread on this already?

I know!  That's almost as exciting lol, never heard of that project either.

They can't do that... homeless people sleep around that building.

Lol that BBQ place will be right across from it. It's funny how the area is getting all these urban building when just a few years ago they were building drive through restaurants across the street.

Weren't some people on this forum the other week complaining about blocking the downtown view in Minute Maid Park... wouldn't this building partially do that?

 

It seems that it would, but from the vantage point of far right field only.  For the most part the view is oriented more toward the northwest than to the section of downtown with the tallest buildings.
