In the belief that more mid-rises will be built in the near future than high-rise residential, this project is a good example. They only have three units left. I found out because I filled out a "Contact Us" form on there site to find some stuff out and they keep sending me updates.

Moving along nicely at the site also.

This group plans to build several more in Houston. There high-rise building, Monaco, didn't get off on presales that well; but there mid-rises are selling good.

They haven't seem to entered the street level retail concept yet, but there projects are typically set away from a main street in a neighborhood where street level retail is not feasible. There layouts are good for in-fill development.

They are great infill development. Keeping it low-rise holds down construction costs, so the units are more affordable and attractive to a larger market. I doubt the developers would want to incorporate retail, since these are owned units and the ground floor is used for parking.

That's what I was thinking also.

The location isn't also good for retail either.

so is the monaco still a possibility? or have they scratched it because of the low sales?

All I got out of them was they were reconfiguring it since they didn't get much response from the luxury end market. I suggested that they hit the lower end like there other projects.


This company has built several high-rises before (not in Houston though) so they are new to the concept.

this is always welcome news here in houston.
So fellow HoustonArchitecture board members, sit back and watch Atlanta and Dallas get all these cool projects while Houston sits stagnant! Welcome to Houston, the 4th largest joke of a city in America. The city with no efficient transit options (i.e. rail), no amusement park, 600 sq miles of ghetto, low density, car-centric, unplanned neighborhoods, lack of progress, and etc...

Mm. Yes. Low-end projects such as patio homes. Always could use some more patio homes, right there along Washington. :P

I suggested lower end condo pricing for a high-rise tower. Lets say $180-220k for a one bedroom in a high-rise. Fairly reasonable compared to what is on the Houston market today.

I am guessing you are talking about the Monaco? I believe that is what they are doing. I am not sure if they will end up going through with it, but I believe the original incantation was scrapped for something that was slightly lower priced. Which I believe also included a tower redesign (sadly).

Well, they do own the site for the Monaco. It's where there Houston office is located for all their developments in the region.

If all else fails, they'll build one of their mid-rises there.
