Developers are planning a 20-story office tower for Noble Energy Inc., a project that will create a corporate campus spanning nearly 1 million square feet for the Houston-based independent energy firm.

 

The 456,000-square-foot building, which will have an eight-story parking garage and a “town hall” for large employee gatherings, will be developed at the southwest corner of Texas 249 and Louetta.

 

The building will go up next to twin 10-story buildings Noble leased last year and plans to move into in May.

--Energy Firm Signs Second Building Lease Adjacent to New Global Headquarters; Plans
New Building to Accommodate Future Growth--
HOUSTON, TX - Trammell Crow Company (TCC), in joint venture with Principal Real Estate Investors, announces that Noble Energy, Inc. (NYSE: NBL), a leading independent energy company, has signed a lease for a new building to accommodate the Company's continued growth. Noble Energy selected TCC and Principal Real Estate Investors to develop the new building which will be called Noble Energy Center Two - a 456,000 square-foot build-to-suit office building located in Houston's Northwest submarket.
The development of Noble Energy Center Two is the result of continued expansion by Noble
Energy, following its prior commitment in January 2012 to lease the entire 498,000 square-foot,
10-story office building at 20555 State Highway 249, now called Noble Energy Center One. TCC
and Principal Real Estate Investors initially purchased the building and adjacent land parcel in
May 2011 from Hewlett Packard Corporation. The two buildings will be connected via an
elevated sky bridge. Together, they will serve as Noble Energy's new global headquarters and will total 954,000 square feet of leased space. Noble Energy Center Two is expected to break ground in the summer of 2013 and be completed by mid-2015.
"This expansion is part of a long-term plan designed to enhance Noble Energy's performance. Our new headquarters campus will accommodate our continued and exciting growth, while creating an environment that encourages creativity and teamwork," stated Charles D. Davidson, Noble Energy Chairman and CEO.
The 20-story, Class A office building will feature an integrated eight-story parking garage and an adjacent Town Hall to serve corporate meetings. The development team is seeking LEED® Silver
certification by the US Green Building Council. Kirksey Architects has been retained as the project's architect.
The campus is located at the corner of State Highway 249 and Louetta, adjacent to The Vintage, a master-planned mixed-use community that features 537,000 square feet of retail/office space, over 1,600 upscale residences, two apartment communities, a 123-room hotel, Kelsey-Seybold Clinic, and a St. Luke's regional hospital. It is also situated among an abundance of attractive wooded neighborhoods, golf courses, premier retail and restaurants and regional parks. Access is provided by way of Beltway 8, SH 249 and the planned Grand Parkway expansion, which will improve regional mobility throughout north and west Houston.
Jim Arket, CCIM and Mona Williams of James Arket and Company represented Noble Energy in the lease transaction, and Cody Armbrister and Steve Rocher of CBRE represented TCC and Principal. Aaron Thielhorn, Kevin Schmok and Brandon Houston with Trammell Crow Company and Joe Wanninger with Principal Real Estate Investors will lead the development team.

Noble energy is relocating it's HQ to the former HP campus and will build a new 20-story office building at the intersection of 249 & Louetta. When completed, the Noble Energy campus will comprise of nearly 1 million square feet of office space.

 

"To prepare for additional employee growth through 2025, Noble plans to build a 20-story tower across from the existing buildings that will be connected with a sky bridge. The new building is expected to be complete by 2015, at which time about 1,600 employees are expected to be working at the facilities, Robison said."

^its already built. They moved into a 10 story, 500k sq ft building that was formerly part of the HP Campus and are having this 20 story, ~500k sq ft project built to accomadate future growth. This part of town is really blowing up every time I'm in the area everything looks completely different.
