Yawn well you can always use your own money to build there. I'm sure your market sense exceeds those building at the correct location.

 

Yea people seem to miss that a lot of companies prefer large, isolated, suburban style office campuses to ones in bustling urban areas. I kinda agree that there should be more forced concentration of density in this city, but that's not the Houston way and seemingly has never been, at least for the most part. Either way, the market gets what the market wants, and apparently the market wants more suburban campus style offices in the energy corridor.

I think this has to do with the generation that is currently at the top of these companies. They grew up in an era where they saw suburban flocking and the inner cities were falling into disrepair, full of crime and drugs and some still seem to have this mindset. This plus them having large houses close to their offices and they don't want to have to deal with traffic. 

 

I for one don't understand why execs don't push for a more central office location. It would allow more optionality for employees on where to live ( If you work in the energy corridor, you don't have to live in Katy or Cy Fair, one can have the option to live in other areas with similar commuting times) plus it would give employees options to do Park and Rides etc. Having these campuses spread out will always make one have to drive because public transportation is never efficient, which in turn creates more traffic. 

 

And this comes from a person who works in the energy corridor.

Isn't that what Shell calls their "woodcreek campus"?  I don't think that has been abandoned.  On the contrary, that is where they are moving the One Shell Plaza employees.

The owner of an office building that's sat empty since it was completed in 2016 is optimistic about leasing efforts in an improved office market.

 

Energy Center Five, an 18-story office tower located on North Eldridge Parkway adjacent to Energy Center Three and Four, delivered in 2016 and was developed speculatively by Trammell Crow Co. and Principal Real Estate Investors. CBRE's Cody Armbrister and Steve Rocher have been marketing the tower on behalf of Trammell Crow since then, and though leasing activity was sluggish in 2016 and 2017, things have been picking up this year, Aaron Thielhorn, managing director of Trammell Crow Co.'s Houston office, told the Houston Business Journal.

 

"There’s strong activity and interest from a multitude of different business sectors – not even just energy," Thielhorn said. "There’s definitely been an uptick in activity in the west Houston market. We certainly compete with the top assets in the market."

Houston-based McDermott International Inc. (NYSE: MDR) has signed a lease for its new headquarters, where it will consolidate employees from five locations across the Houston area. 

 

McDermott leased the entire Energy Center Five building at 915 N. Eldridge Parkway from TCH Energy Corridor Venture LLC, according to a press release. CBRE Group Inc.'s Steve Hesse, Brandon Clarke, Ryan Roth and Paul Penland represented McDermott. Trammell Crow Co. developed and owns Energy Center Five alongside Principal Real Estate Investors, and CBRE's Steve Rocherhandles leasing for the building.

 

Sources told the Houston Business Journal earlier this month that McDermott was in discussions to lease Energy Center Five. The 18-story, 524,323-square-foot building was completed in 2016 and has never been occupied.

The issue at One McDermott Center was resolved and completed later.
