Beltway 8 & Highway 249- Mid-Rise?

I drove by this location today and noticed a building going up. It's southeast of the intersection of the beltway and 249.

I might be wrong, but it looked like 5 or 6 floors were built already. Anyone know what it is or how many more floors, if any are going be added?

It's part of a new office park, which will have 4 or 5 more buildings like that. Somebody posted the website a few weeks back. I'll see if I can find it again.

Tried searching for an existing thread and saw there were at least a couple of others referring to this project. Anyway, two more buildings on the way, per bisnow...

 

 

Beltway Lakes Expands

Construction is underway on Beltway Lakes Phase III. We snapped developer Radler Enterprises prez Mishael Radon and principal Tom Radon in front of the campus at Beltway 8 and SH 249. Next up: two identical 270k SF nine-story buildings. (A parent can always tell them apart.) The first will deliver next August, and the second will follow at the end of '14. The father-son duo tells us they're upping their game in this phase, with a 14k SF amenities building connecting to the garage that'll include conference rooms, fitness center, and a second deli three times the size of the existing one. Tom says this will really establish Beltway Lakes as a campus destination.

We pulled the team out of its development meeting yesterday for this on-site shot. (Pictured: reps from Radler, Gensler, Manhattan Construction, and HOK.) The team is also upgrading to full-glass façade on the north face with full-height glazing, which is in high demand from high quality tenants. (The birds aren't gonna know what to do.) The buildings will also boast highly efficient floor plates at over 30k SF. Radler is committed to having the entire campus be LEED Gold, but Tom confesses it's a little trickier now than when it certified the first 350k SF in '08; the standards have gotten more stringent.

Mishael and Tom tell us they haven't started marketing the new buildings yet but are already getting tremendous unsolicited interest (rumor travels fast in this town, at least that's what we hear), and some existing tenants in the campus have expansion needs. They're long-term owners who don't plan on selling any of their 46 acres, because they want to preserve this environment.

Radler is also flying along on development of its Beltway Lakes campus. Building 3, which broke ground last year, is reaching core and shell completion in October. Building 4, its mirror image (each is nine stories and 270k SF), will go into the dirt in the next 90 days. Radler is also beginning planning on Building 5, a 20-story tower that'll top 600k SF.

Tom tells us the original site plan (pictured) called for three sets of mirror-image buildings, but now that the Beltway is booming and land is scarce, he really has to focus on being a true Class-A development. And that means upping the amenities game. (They're near the top of every credit tenant's wish list.) Instead of a sixth office building, Radler is in late negotiations with a hotel that will also offer dining and conference facilities to tenants.
