Confused.  Hermes is opening in BLVD Place's new Whole Foods building shortly, and is listed on the Building Directory / Map.  And, it has been widely announced as opening a store in ROD, too.  Two stores within a mile of each other?  Thx for any verified knowledge.

With Hermes confirmed for ROD, it's operation at BLVD Place can only be temporary.

Agreed, Target and Dillard's/Zone D'erotica/Shell are all in the way. It will be interesting to see what happens.

Dillard's is just as in the way as theGalleria is in the way of development. Now the parking garage and surface lots surrounding Dillard's are definitely in the way..

Agreed the Zone D is out of place, and the Target to an extent. Though as many people have pointed out the target could be turned into an urban format cityTarget in the podium of a mixed use development.

New River Oaks District has landed designer stores, a cinema complex and upscale restaurants. Soon there will be a luxury gym to work off those calories.

CultureMap has learned that OliverMcMillan, the California-based real estate development firm that is developing the 14-acre mixed use complex on Westheimer inside the 610 Loop, has landed Equinox, the New York-based luxury fitness chain known for cutting-edge exercise and racy advertisements.The Houston Equinox will encompass nearly 35,000 square feet on two floors in an office building at River Oaks District. It will offer a broad range of fitness, nutrition and health classes, including branded strength and cardio training, group fitness, with classes in pilates, barre, martial arts and yoga, and personal training. 

The chain, whose sexy ads have drawn a storm of controversy, is a pioneer in the upscale fitness industry. It recently introduced an iOS mobile app, allowing members to track their nutrition and fitness goals when on or off site.

The Houston Equinox will also include a full-service spa, offering massages, facials, manicures and pedicures.

The company operates 73 clubs in the U.S., including two in the Dallas area. It has been on a buying bing recently, acquiring Sports Club/LA properties in five cities and Reebok Sports Club/NY. In 2011, it acquired a majority interest inSoulCycle, with a rabid following among celebrities in New York and Los Angeles.

River Oaks District has previously announced that it has landed such major retail tenants as Cartier, Dior, Hermès and Tom Ford, along with an eight-screen luxury cinema from iPC Entertainment.

The first phase of the complex is scheduled to open next year.

Thats a pretty impressive lineup... Lots of diversity in those stores and restaurants and the movie theater will be huge for that area in terms of foot traffic for all those other stores. While I was going to knock it for less diversity in terms of income variety in retail.....lets not kid ourselves here. This is meant to be a draw for upscale living and intends to draw a particular clientele. It knows what it is and is really trying to hit it hard.

It threatens the city that all the high end / shi-shi / l'crap retail is no longer contained in a giant box where the rest of us don't have to look at it (i.e. the Galleria). I call on the mayor to form an Uptown Retail Taskforce to figure out how to minimize or erase this scourge from the streets of west Houston. I propose a giant air-conditioned dome be built over ROD, High Street, and Highland Village to at least eliminate the visual blight.

 

A bigger problem is the trains which pass through this area at-grade and have to see this embarrassment to our city. Perhaps the railroad there can be placed below grade, that way the train engineers will only see a concrete embankment.

Alright I don't really want to divert this to another topic, but the only way to bring the train below grade is to reroute the entire drainage creek that runs along side it from Buffalo Bayou to Brays Bayou. It can be done, and should be done, but man that would be expensive. It's an option that should always be on the table. The biggest problem is also Afton Oaks. They are the biggest stalwarts to real progressive redevelopment in that whole area. Which funny because it's not like they are trying to stop general construction, just construction that they feel goes against their suburban attitudes.

 

Now when I said before that this area is pretty upscale and so non-diversity is ok here because it will make the area rather distinct, I think that whatever happens to that Target or other bigbox stores in the area should be turned into market centers of mixed-use more inclined to those with modest to slightly affluent income so it balances the area out.

The market for high-end retail in Houston should be good, according to the following assessment:

 

"Houston’s current population of 6.4 million residents has experienced a 9% growth over the past five years thanks in large part to the energy markets growth within the city. As oil and gas companies expand their footprints within Houston, they are looking to hire top level employees. This white-collar expansion has given Houston an influx of households with incomes greater than $100,000. In turn, this increase in disposable income has spurred a growth within the mid to high-end/luxury retail market to the tune of nearly 1.6 million square feet – projected to arrive in 2014. Houston’s major retail markets like Uptown Park, City Centre, and the Woodlands have all benefited from a shift to a focus on “live, work, play, shop” within the Houston office and residential markets. In addition, those core areas are benefiting from the expansion of key luxury retailers looking to capitalize on Houston’s robust economy. Nowhere is this more evident than in the Galleria district of the city where retailers Cartier, Dior, Hermes and Tom Ford have all announced new stores openings at OliverMcMillan’s River Oaks District project, and Saks Fifth Avenue has announced a move into a 198,000-square-foot location, nearly doubling their Galleria footprint."

 

I'm not sure how much the price of oil will affect this assessment, but office buildings are still selling for record prices.
