  2. San Felipe Plaza, Sunset, originally uploaded by zoomanderson1. San Felipe Plaza bids adieu to another day in Houston. The architect, Richard Keating, once told HAIF that it was one of his favorites. Shame about the location, though. It so often gets overlooked. A little closer to Uptown or downtown would have done wonders. Thanks to zoomanderson1 for the photo from the HAIF Flickr group.
  3. Project Name: Winrock North Apartments Location Address: 2030 Winrock Blvd. Start Date: 4/1/2023 Completion Date: 4/1/2025 Scope of Work: New construction of a 398 for-rent multifamily units, structured parking garage, and shared amenity areas. Square Footage: 9,800 ft 2 Design Firm Name: GFF
  4. Degeorge Real Estate leases the Woodway Square Retail Center located at 6401 Woodway Drive. Another address for the center is 6531-6543 Woodway Drive. Kelsey Seybold is preparing to open a new clinic here. Kelsey Seybold is expanding at a rapid rate! Seems like every 6 months there's a new clinic opening in the Houston area. https://rejournals.com/kelsey-seybold-clinic-leases-space-in-woodway-square-center-in-houston/
  5. Drove down South Wynden Drive today to look around the surrounding neighborhood. Found a few old ranch houses that don't fit the neighborhood. One home at 32 South Wynden sits on a massive lot! This is (or was?) being marketed for sale by Martha Turner Sotheby's International Realty. Unrestricted lot - Residential * Commercial. Lot Size: 40,812 Sq Ft. Photo I took today:
  6. The page for this project has the address listed as "22 Waugh Dr", but the commercial page says North Wynden. http://www.wylieassociates.com/images/projects/full/100a.jpg http://www.wylieassociates.com/?sec=projects&sec2=commercial&project=100 - 350,000 SF, Two & Three Level Shell Retail & Entertainment Podium - 242,000 SF, Shell Office Loft Building
  7. The Vision Integrating the man-made with the natural. It’s a challenge to link the two in a way this is not disruptive to existing space and allows for growth and development. The goal should always be to design a natural extension of the environment, developing in a natural way that truly fits with the city and its surroundings. The plan was prepared for Hines Development to provide a vision for a 14-acre site in West Houston. The site has a natural beauty, being part of the edge of Houston’s signature open space, Memorial Park. Developing links with the park is a centerpiece of the design concept, which encompasses approximately 1.8 million square feet of mixed-use development. The Vision includes extending the natural setting of Memorial Park into the site. An organic and natural setting on the edge of the park gradually transitions into more formal settings to integrate the scheme with its various surroundings in the neighborhood context. A curving boulevard and a lineal park are part of the framework around the multiple addresses on which the building program will be sited. The vision includes using the park and the topographical changes of the Buffalo Bayou tributary to make a unique environment for the hotel conference center, a key element of the program. http://i.imgur.com/hiF9Cr3.jpg http://i.imgur.com/ccn6bpu.jpg http://i.imgur.com/t0DoYIJ.jpg http://i.imgur.com/EqLCQOp.jpg http://i.imgur.com/Jju2Ubd.jpg http://i.imgur.com/k1wBzRV.jpg http://i.imgur.com/srMlQpp.jpg http://i.imgur.com/qRG9cmV.jpg
  8. Cementary in West Oaks,I saw it as a kid in the 50s.At that time there were a number of head stones, one of prominance with the name Travis 0f 1800S,maybe 2 of children made of concreat, with the information scratched in,late on ground. Some has removed all.Has anyone else seen it,remember it when it could be recognized? There was a Houston Press story back in the 50s,a short mention of "lost cementary".Regards.Joe
  9. Just finished reading this book about the history of the West Houston area, from Old Spring Branch out to Piney Point and all the way to what is now Highway 6. If you live in the area and have wanted to learn more about what was here before it became suburbs and urban sprawl, it is literally the book on the subject. Mostly because I don't know of any other books written about this area. It does get a little tedious from time to time, after about the third or fourth family of German settlers who all die of yellow fever or cholera, they all start to run together. https://www.pleasantbend.com/about-the-book-1.html
  10. In June 23rds Planning Commission Agenda by Knudson Services and The Gables (not sure if that's the same Gables we're used to hearing about)
  11. http://www.houstonarchitecture.info/Buildi...Saint_James.php Can anyone tell me who built the St. James Condominiums...my mom toured them when she was in college, when they were new, in 1975, and would like to remember who it was.
  12. I briefly went inside this office building the other day. Very modern and well kept! I know the building is a low-rise at only 3-stories but it's a hidden gem. Seems like a cost effective, but class-a, office space. Woodbranch is the either the owner or management for this building. Stream Realty is in charge of leasing. I took these photos today. Cool reflection of the oil tower down the street.
  13. There is a small Chase bank located next door to the Four Leaf Towers and also the Aspire Post Oak tower. The small bank is on the corner of a larger retail parcel. I can only imagine, in due time, that small Chase parcel will be will be sold and combined with the retail parcel for a mixed-use residential development. Chase could have a small branch, or ATM, on the ground floor of the new tower! Give it 10 years.
  14. At the corner of San Felipe & Bering. Used to work down the street from this strip center. Kolache Factory and Zoe's Kitchen are awesome!
  15. The office building in Tanglewood at 1717 Saint James Place has been doing interior renovations lately. Nice artwork!
  16. Always used to see this Loopnet listing. Looks like the listing has been removed. Did somebody buy it? https://www.loopnet.com/Listing/0-WOODWAY-Houston-TX/11384575/ +/-1.0409 acres fronting the south side of Woodway Drive in the Riverway Reserve development on the banks of Buffalo Bayou. High profile unique development opportunity with engineering challenges due to floodway, but price is discounted accordingly. Highest and best use calls for mid-to-high-rise vertical development.
  17. https://protecttanglewood.com/updates/ Location The Watermark Tanglewood (1661 Tanglewood Blvd.) Watermark Retirement Communities recently mailed a selective announcement to property owners in the area of a proposed 20 story, 62-year and older luxury community along with a marketing survey and invitation to a focus group study. The proposed site is owned by WMJK Ltd. The THA Board is still trying to gather information and understand if any alternative options might be available, such as potentially raising capital for private purchase of the property and converting it to a green space. It appears Watermark is currently in the due diligence and marketing phase for this development. Further communication will be forwarded as facts are obtained. Anyone interested in attending the Planning Seminar/Focus Group on Tuesday, April 23, 2019 may call the market survey company ProMatura at 800-201-1483.
  18. Cool office building located off San Felipe at 1770 Saint James Place. A decade ago, my dental surgeon was located here. Great doctor. I wonder the architect? Loopnet listing: https://www.loopnet.com/Listing/1770-St-James-Pl-Houston-TX/5166338/
  19. Noticed this sign today at San Felipe at Fountain View. Weird restrictions. Small apartment or a few town homes here?
  20. The area just to the west of Briargrove, across the drainage ditch was the Bob Smith Little League playing fields. There were several diamonds with bleachers close to Westheimer. As you went back, closer to San Felipe (which didn't go through at the time), there were large mounds of earth, probably left from deepening flood control ditches in the area. We would ride our bikes on these "hills" and made several mountain trails back there. Eventually development occured, and apartments filled in the property from Westheimer to Woodway. I remember a big fire in later years destroyed several of these buildings, but that's different story.
  21. I was wondering if anyone has any general practice doctor recommendations for Kelsey Seybold's Tanglewood Clinic. My dermatologist is at this location. I was just shopping around. Thanks for any input!
  22. With the older buildings you run into a very high monthly maintenance fee. I think Four Leaf runs over 40 cents a sq ft. The best ones in my opinion without money being an option -- The Huntingdon hands down. The monthlies are awful though. Other than that anything by Interfin or Randall Davis. Four Leaf, Villa d Este, Montebello, Manhattan, Empire, or the Cosmopolitan. Also been a sucker for the Houstonian. All the luxuries of the hotel at your finger tips and included in the fee. Looking to save green go to the Campton at Post Oak. Great units and cheaper per month. Other than this I have been to the Bristol and it is great. A lot of foreclosures in there though. You wonder if the maintenance fee will be hit because of no one paying it. Maybe theyll fire the valet.
  23. Bering Drive Church of Christ is for sale. Talk about high profile property! The asking price of $26 million seems very high to me. This one might sit for a while. 1910 Bering Drive - 4 Acres of Residential Land Offered at $26,136,000 USD. https://www.loopnet.com/Listing/1910-Bering-Dr-Houston-TX/27637533/
