  1. A lot of rumors about the Montrose HPD (900 block Westheimer) storefront closing, not surprising since HPD Chief Acevedo wasn’t a fan of store front idea. But a neighbor mentioned a developer had bought the entire strip ( Guess Theo’s Will be moving also.)center and a few adjacent lots north on Grant and on Crockett street including a beautifully restored 1920’s home. All for multi use multi-storied building ——included will be the Freed library’s move from Montrose Blvd. Apparently the developer did something charming around 6 th street and Yale in the Heights. Now I wonder if this developer will underwrite the HPD storefront in that development or if someone else will offer rent free space inside Montrose for the storefront to move into. 2. https://houston.eater.com/2020/7/29/21346717/acadian-bakery-houston-montrose-closed-after-40-years Never tried their cakes but their burgers were really good. Montrose Mainstay Acadian Bakery Shutters After 40 Years The iconic cake spot’s space is currently up for lease by Brittanie Shey@brittanieshey Jul 29, 2020, 12:37pm CDT Montrose’s Acadian Bakery, a longtime stalwart and source for many a Houstonians’ king cakes, has closed after more than 40 years. The bakery’s newest owner posted to Instagram on March 18 that the shop would be closing temporarily due to the Covid-19 pandemic. That closure is now permanent, according to leasing agent Jonathan Kagan. On Tuesday morning, construction workers were seen working inside the building, at 604 W Alabama Street, and a large dumpster full of demolished building material was parked outside. The building’s distinctive signage and murals had also been removed. Back in November, Outsmart Magazine reported that Acadian’s then-owner, Sandy Bubbert, was selling the shop after 40 years. Bubbert, who is in her mid-70s, started as an employee of the bakery, where she helped add lunch items like the much-loved hamburger. In return, the two owners, a pair of gay men from New Orleans, taught Bubbert how to bake. In 1979, she bought the bakery from its owners when they moved back to Louisiana. Over more than four decades, the bakery became a mainstay in the Montrose. Outsmart chronicled Bubbert and the bakery’s longtime advocacy of the gay community. In the interview, Bubbert recalled the loss the community suffered during the AIDS epidemic — especially Montrose’s hospitality industry, which included many gay-friendly nightclubs, bars and restaurants. “We had a lot of talent in our community, but we lost so much of it to AIDS,” she said. In 1997, the bakery suffered another loss. An electrical fire on Thanksgiving Day destroyed the shop, taking with it Bubbert’s family cookbooks. In addition to its beloved king cakes, the bakery was well-known for other special occasion pastries. In 1989, Bubbert baked a giant cake shaped like the Texas State Capital — large enough to serve 500 people — for the inauguration of Governor Ann Richards, sleeping in her truck overnight in Austin to watch over the dessert before delivering it. A reviewer on Facebook wrote that when he worked at the White House, Houstonian and former First Lady Barbara Bush would frequently request cakes from Acadian Bakery. In addition, Bubbert’s wedding cakes were highly sought after throughout Texas. The bakery’s new owner, a woman named Madeleine, posted an introduction to Instagram on January 11, saying she was excited to be taking over the historical business. Just two months later, the bakery was forced to close due to Houston’s stay at home order. Leasing agent Jonathan Kagan told Eater that in part due to the coronavirus, the takeover of the bakery just didn’t pan out as expected. As of press time, neither the new owner nor Sandy Bubbert had responded to a request for comment.

  5. Looks like Midtown is getting some more retail, and even better in an existing building. Even if it is furniture, retail is retail and it sounds like it will be nicely renovated and large when done. Chron Article
  6. Looks like Lovett is surprisingly remodeling, and not tearing down, an old warehouse near washington, on Sawyer/Edwards, right along the railroad tracks. http://www.lovettcommercial.com/Detail.aspx?idwebarea=36&webid=159 Im sure it's not news to many, but it now looks like the are actually doing some construction there. Anyone have any pictures or know any additional info such as possible tenants?
  7. Went to Shade for New Year's Eve dinner and noticed a Thai Spice sign on the corner of 19th and Nicholson across from Collina's. I have never eaten there, does anyone have an opinion?

The map for Bungalows on 22nd St shows the entire 1500 block of North Shepherd as development called Market at Houston Heights. The properties are between W 16th St and W 15th St, across the street from Wooster's Annex and Heights Bier Garten. The site plan depicts three restaurants and a retail space.

The 60,000 SF warehouse in Houston's Second Ward at 2339 Commerce may be redeveloped into a mixed-use development, retail or residential. 2339 Commerce St is listed as an upcoming project on Ancorian's website: http://www.ancorian.com/project/2339-commerce/ 2339 Commerce is a 60,000 SF redevelopment project located in Houston’s rapidly gentrifying east downtown neighborhood. 2339 sits in the shadows of downtown Houston and provides an eclectic value option for downtown office users.
  10. Anyone know what's going on next to the Federal Reserve on Allen Pkway?
  11. This warehouse/ previous body shop is going to be a new restaurant called Doves. It's southern inspired "vibe dinning." Its on a huge lot for just 1 restaurant. 12. I was walking around Rice Village recently (pushing a stroller) and noted how poor some of the streets/curbs and infrastructure appeared. There are numerous areas where the curbs have no ramps and you are literally forced to walk in the street or through parking lots. This is really surprising to me given the number of young families with children in the immediate area, and the proximity to the medical center (and thus likely use by people in wheelchairs.) The village is really one of the major 'public faces' of Houston to the outside world, likely to be visited by out of town families of Rice university students, and out of town medical center patients and families (I see the shuttle buses from the medical center hotels dropping them off frequently.) As such, I really can't understand the lack of investment in the roads and curbs in the village area and I'm really surprised someone hasn't brought an ADA lawsuit. Are sidewalks and curbs in commercial areas the responsibility of the city or the property owner to maintain?
  13. https://www.newquest.com/property/the-grand-at-249/ Previously proposed as Grand Parkway Town Center with a Kroger Marketplace component - this version no longer features the Kroger store but does have a presence across the Grand Parkway. It is also adjacent to the Interchange 249 Business Park. https://www.bizjournals.com/houston/news/2023/10/09/newquest-develops-the-grand-at-249-retail-tomball.html?cx_testId=40&cx_testVariant=cx_27&cx_artPos=1#cxrecs_s "The company said 388,856 square feet, or 96%, of the $90 million development is already leased or under negotiation. The retail center’s 12 1- to 2-acre pad sites should be delivered by the end of the year, NewQuest President Austin Alvis said, adding that all but two of the pads are already committed. Construction for the first multitenant building, totaling 15,000 square feet of retail space on the corner of Highway 249 and Boudreaux Road, should also start by the end of the year, Austin said. A 145,000-square-foot multitenant building row is in the design phase. Also planned are two multitenant buildings totaling 24,902 square feet."
  14. There is a request for a variance pending before the planning commission for Oct 2 for the Freedman's distributor site on Waverly and W 6th down below the bike path. 8.65 acres. Seeking a building line variance from 25 feet to 10 feet. No indication what, if anything, is planned for the property. Freedam's looks to have been bought out by Grocer's Supply. The latter also has been consolidating operations into a new space in the 1st ward. No idea whether they are going to sell, are selling or have sold or whether they will redevelop the property with modern warehouse space.
  15. "10 and Heights isn’t the only development soon to be a destination in the Heights. The upcoming Durham Row, which will be located at 1239 N. Durham Dr. between West 13th Street and West 12th Street, is owned by Brinker/Sloan Properties and The Blue Ox Group is also its leasing agent. Jacobs said 10 and Heights will have a variety of tenants like office spaces, medical offices, fitness-related businesses and other tenants that make the most sense for the property. “Durham Row is a great property,” Jacobs said. “The vision is to build something more restaurant-centric. The vision is to fill the whole thing with restaurants. We have the ability to do that because of parking space.”" Full article here: https://www.theleadernews.com/real_estate/two-new-developments-coming-to-heights/article_7ff28270-05f2-11ec-8fbc-dfcf7cd221a1.html Renderings here: https://www.crexi.com/lease/properties/312142/texas-durham-row
  16. The one along Holly Hall crosses freight tracks owned by UP or Houston Belt & Terminal, but the frequency of trains is very low and almost never during the daytime. At night, small trains drop off and pick up cars at the Grocers Supply Co. distribution center on Holcombe, which is where the line currently ends, but that is the only user of the tracks of which I'm aware. Also known as Levitt Green.

  18. The McDonalds is officially closed. If you need a burger in the north Post Oak area... God help you. You will have to schlep down to the Jack in the Box on San Felipe. Wah waaaah. Post Oak Park: Retail Center At 4520 San Felipe St.
  19. I am trying to find out who the original architects of the Park Towers office buildings were. They are located at 1233 and 1333 West Loop South. Orignially they were a brick type facade with arched windows but some time ago the buildings were gutted and totally remodeled into the glass towers you see today. I would like to find the original architect's identity as I have heard stories it was designed by a friend's father who passed away just as the buildings were being completed and so far I have reached a dead end on the research. Inquiries I made to Kirksey Co. who did the remodel went unanswered. Any help on this topic would be greatly appreciated.
  20. Okay.... So wasn't this theater supposed to have retail or resturants inside? What happened? Soft market? No investors? Anyone have any info? Don't get me wrong I like the murals of future restaurants. Just wondering.
  21. Formerly Cowboys and Indians is now called Parley Bar and Grill. This will the third restaurant to open at this location. First it was Juanmon's Tortas which I tried once. They used a soft bread for the tortas but I like a French style baguette for my tortas. Then it became Cowboys Indian which I never tried. The new menu looks more upscale type food. Not quite open yet but has a website. https://parlaybarandgrillhouston.com Juanmon Tortas. Cowboys Indians. Parley Bar and Grill.
  22. I can't find the thread that had renderings and site plan, but the developers are seeking setback and visibility triangle variances. It will go before the Planning Commission on Thursday, 5/28. The location is the Southwest corner of Austin/Webster intersection where Midtown Bail Bonds used to operate.
  23. I found this proposal while skimming LoopNet a while ago. Supposedly, someone wants to build a small medical office building with retail & a garage at that location with the aim of opening by early 2013. The brochure hints at a Phase Two that would be an "event center, bar/lounge" that would have retail. http://i177.photobucket.com/albums/w208/houtosme/ParcBinzOne.jpg http://i177.photobucket.com/albums/w208/houtosme/ParcBinzOneA.jpg Links ----- LoopNet Listing Promotional Brochure
