  1. Updates at Flyway! First up: Pop Stroke is under contract and The Rustic is in discussions with the city of Webster to bring a location. Second: Flyway Boardwalk, which is actually just a sidewalk.
  2. I've been on the conference circuit a lot in the past few months, both in Houston and out of state, and it seems "go to an Astros game" is a thing a lot of out of towners are doing while here for a conference. They seem to all end up at the Rustic or something similar. Post seems "too far."
  3. If they're enlarging the convention space, would they take out The Rustic, or (more hopefully) use the big double block between the Marriott and Incarnate Word?
  4. It’s all about location. The Astros would have mixed used development to compliment their downtown ballpark. Skanska has a master plan for Discovery West but no tenants. We won’t see them build until then. But I can envision another sports franchise owner wanting their own mixed use development, especially with Toyota Center’s lease nearing expiration within the next 10 years. Tillman partnering with Skanska on the Discovery West project seems like a possibility, since it would be catty corner to Toyota Center’s front entrance Or maybe it’s fulfilling HoustonFirst’s master plan for GRBCC and expanding southward. The older renders below show a convention expansion but that could be coupled with a hotel/mixed use component. It would also mean relocation of The Rustic and a GRBCC parking garage if that happened
  5. Site plan of Uptown Park. This is from a leasing brochure on Edens' website; however, it's not the most recent site plan. Uptown Park retail center is located at 1101-1121 Uptown Park Blvd. https://edens.propertycapsule.com/property/output/document/view/id:2550/ 100 - at Lease/LOI (3,420 sf) 115 - Mendocino Farms (3,205 sf) 130 - Kindbody (5,360 sf) 140 - E*Trade (3,250 sf) 150 - Uptown Park Dental (2,030 sf) 160 - Linda's Couture Alterations (1,338 sf) 170 - Utopia Plastic Surgery & Medspa (1,577 sf) 180 - Available (1,241 sf) 190 - Available (2,261 sf) 200 - Lucho Boutique (1,784 sf) 210 - The Little Bird (1,693 sf) 220 - Available (700 sf) 230 - Available (3,400 sf) 250 - The Rustic (15,100 sf) 280 - High Gloss (983 sf) 290 - Available (880 sf) 300 - Ethen Allan (11,595 sf) 310 - Available (3,833 sf) 350 - Rejuvenation (7,000 sf) 370 - Uptown Sushi (4,622 sf) 380 - M&S Seafood | Steaks | Oysters (8,822 sf) 400 - Postino (3,643 sf) 420 - Van Leeuwen Ice Cream (1,182 sf) 430 - Crave Cupcakes (1,337 sf) 440 - Araya Chocolate (727 sf) 450 - Lewis Jewelers (2,436 sf) 460 - Drybar 1,783 sf) 470 - Available 972 sf) 480 - Potbelly Sandwich Works (2,908 sf) 490 - at Lease/LOI (598 sf) 500 - at Lease/LOI (5,795 sf) 510 - at Lease/LOI (3,828 sf) 520 - Merus Grill (7, 993 sf) 540 - M. 6. Speaking of the Rustic, every time I drive by its got a fairly good crowd. Just goes to show you that it wasn't a bad location like some had suggested.
  7. I think we're really about to see this side of downtown begin to fill in nicely. Businesses like The Rustic and obviously Toyota Center have helped to slowly get this area going. I rode downtown last night on my bike and I was also impressed with the infrastructure. I live in UK, and I can now get downtown via bike lanes pretty much the entire way. All of these improvements help spur development.
  8. I vote The Rustic as the least inviting building in all of downtown.
  9. The Rustic is not even comparable to this in land value. Land over there is worth maybe $40-50/SF, a tenth of this. That is why the Rustic is located where it is, in the back of everything, because you couldn't put something like that anywhere else downtown. It is not a question of whether something will do well here. Anything would do well. It's a question of whether it will do well enough to return the cost of the land plus the cost of whatever you build on it. At this location, it will take a very tall building to do that.
  10. The Rustic seems to be doing ok. But then again, the only time I have been there was for a private event last week, and it was packed. Events are where these places make their money, not from shows and restaurants.
  11. Well i will say that man i LOVE The Rustic...have been a few times now and just seeing live music again has made my whole day week month year with all this mess going on. They are super clean and i felt safe and seriously, its good food, especially the brunch. The patio is really awesome but for now best only at night until the weather cools down...but yep, love pretty much everything about it and we seriously needed this in our area of Uptown Houston! The future Hugo Ortega restaurant is in full on construction mode when i drove by this morning...and as usual Giant Leap is moving at a snails pace but hey there was a truck driving up this morning so maybe they are going to be installing a screw or nail into something then lunch! (in semi nearby related news, the old Willie G's on Post Oak will be opening anytime now as Salt Grass Steak House...the parking lot was completely resurfaced and new space stripes have been painted...final landscaping is being done at this very moment and will be done by days end. I think really all they need to do is put the signage up at this point!)
  12. yet another update on uptown park The Rustic opens next Wednesday I believe as they are having a vip invite only soft opening this sunday - tuesday! The place is 99 percent ready to open and the back deck is built and looks amazing from the freeway/feeder road (they are doing some final things with that area as well, landscape etc)...and they were having employee training beginning all yesterday. There were FINALLY workers buzzing around yesterday and this morning at the upcoming Hugo Ortega casual joint which is taking over the Cafe Express site so hopefully that kicks into high gear. and omg, looks like Giant Leap Coffee will be ready open by 2023 at the pace they are going...for a building the size of my condo's bathroom it sure is taking a long time. and one last note: Common Bond is dying to come to Uptown Houston/Galleria area but they are set on finding a location where a drive thru is possible...the only thing i can even think of is that kooky abandoned bank at the edge of my most hated place in Uptown: Post Oak Corner haha! What is the deal with that bank anyway? and does anyone else have any ideas as to a good location with a drive thru for them as they are seriously open to ideas from what i gather
  13. Heard from a very reliable source this weekend that The Rustic Post Oak (Uptown Park) should have their grand opening July 4th Weekend! All weekend there was tons of activity from super early in the morning till the evening! edited to add that after driving by and seeing a bit more, i can tell that upon walking in the whole floor is one level with the kitchen to the left then to the far back right corner is the stage apparently...this way if you are in the large main room (entering and facing east) or out on the left hand back patio (facing south) you can see and hear the music! it all makes sense now! (i am just used to the downtown location and the new Uptown location will be quite different although going for the same aesthetic...) cant wait to see inside! (edited 06/24/20 to add that last night i rode my bike by and saw that the place has somehow magically been filled with furniture and fixtures already...man this place really is going to be ready to go in the next 2 weeks! exciting stuff!)
  14. The Rustic looks like it is working at a break neck pace to finish up work as there are tons of vehicles and workers from early morning until early evening on site. The kitchen door was open this morning and it looks like they are finishing that up... I can almost guarantee they will be open by August 1st if not mid July... and that back deck looks to be an outdoor area to watch shows as well as a huge patio...they seems to have risers built from wood on the wooden deck. It looks super cool and so happy they are using that back area! This place looks just HUGE and i guess so, since this is to be their flagship location. and dang that Giant Leap teeny tiny coffee shop is moving at a snails pace...i had to idea it would take this long to build something so small but hey glad it is being built, can't wait to visit it in 2021...hopefully
  15. Drove by this morning and wow...the most cars and workers i have ever seen on site at The Rustic! Exciting stuff! (still hoping to find plans on this place as it does look like the back is being built out to be a big patio...)
  16. I have never seen as many workers or trucks with equipment and materials than this morning! The Rustic is getting serious!!!...even during this crazy shutdown of the world... update on monday 03/23/20: went to the rustic downtown to get a sandwich and they gave me a 15.00 gift card towards my next meal when they reopen which is so awesome...the chicken and cheese sandwich was amazing! when i went to pick it up they told me that they will have the uptown location up and running by the end of may...wow! they really are working hard on getting this open...and soon!
  17. and in new news apparently only i care about... haha , The Rustic Uptown is now hiring and will be opening in the Spring so that means sometime around May (or end of may as they are just now filling in the walls/sheetrock etc)...wow this was a quick build out... so excited!!! https://www.houstonpress.com/restaurants/flower-child-heights-opens-soon-the-rustic-goes-uptown-pi-pizza-closes-11450568
  18. The Rustic is now painted a dark gray...they are working nonstop on the interior of the building and have replaced many of the front facing windows (they haven't replaced the clothing/tailor store window yet up top on the left and for some reason that is driving my mild ocd crazy haha!) I have a photo on my phone but my god i still have trouble uploading photos for some reason... can someone message me the exact steps to take photos from iphone 11 to here? thanks!
  19. i am not sure what is going on but maybe they are waiting on more permits...as absolutely nothing has been done to Giant Leap Coffee since that photo.... it has been sitting there with no workers on site etc for a couple of weeks... however, The Rustic has been banging out nonstop work....finishing all new concrete floors as of this weekend...and building inner walls and more at their space...its truly buzzing with activity during daylight hours! they had at first mentioned a possible February opening but i am thinking more May/June... we shall see but i am super excited that Uptown Park is experiencing this revival!

I guess Eden Properties isn't ready to broadcast some of the spaces marked available have been leased or new tenants are in lease negotiations. The spaces for Ethan Allen, The Rustic and a handful of others were marked available, but were filled as we know now (and was shared to HAIF before Eden sent press releases out). I think that's the same here. Belvedere's space has been claimed (posted above for those who missed it). It's only a matter of time before Houston Chronicle or CultureMap get a hold of the news and run their obits for the club. Then Houston Business Journal, PaperCity and probably local news will run with it since whatever restaurant or bar news that's shared thousands of times (or shows interest on Reddit or HAIF) is stolen and reported on their station without providing their source.

I wonder why are the news reporting on this now? There was no press release for this, but permits were filed for this last year and several months ago, as posted on this forum earlier this year. And The Rustic was on the site map in February and March. This is why I rely on HAIF to keep me up to date.

It was removed from the site plan when I posted the updated site plan a month or so ago. But it was still shown on the site plan in the brochure. I think Eden Properties removed it because they didn't want it leaked to the public yet.

Moving into the Champps restaurant and bar unit is The Rustic from FreeRange Concepts. It's the second in Houston. Mendocino Farms will go in Building B, across the way from the Rustic in Uptown Park Houston.
  25. I'm really hoping that someday they can relocate that power relay away from Discovery Green. That block next to the Rustic would be ideal.
