  7. The only way it is taller than an office tower would be if there's a crown/spire. Office buildings are universally taller with higher floor-to-ceiling heights than residential/hotels with the same floor count. However, it should break 500 feet.

  8. Buffalo Bayou Partnership is what's driving the plan, although the city may spend money on certain elements. They are getting the low-hanging fruit and kicking the far-fetched stuff down the road. Attention has shifted to the eastern stretch after the big west side makeover that ended last year.

This came to mind for me 2929 Weslayan is 39 stories, is completely all residential, and its height is officially listed at 533 feet. http://skyscraperpage.com/cities/?buildingID=98555 I think the Allen will at least match that in height, which is great, because 500 feet in these market conditions is more than what we could've asked for anyways. The Allen's base floor looks to be a few feet higher than 2929 Weslayan, so I think there is a great chance that this will eclipse 500 feet.

  14. Another of the configurations floated for this was "right-turn" ramps only, with michigan lefts (u-turn lanes on Waugh). The only real area opened up for development would be on the NW corner of the intersection. The NE corner would probably be an expansion of Spotts Park, and the SE and SW corners would probably be given over to BBP. But selling the land on the NW corner could defray part of the cost.

  15. There seems to be a small crown feature. I don't know if the lines above the tallest setback indicate floors... Based on the aerial rendering the roof looks flat, as if the drone "taking the picture" matched the height. If that's an indicator for height, it looks around the 680ft range (lined up to the Continental Tower's upper windows on the crown, approx. 210m). HOK usually have accurate renderings, so we'll see what the FAA filing says. Edit: if my amateur calculations prove to be true, it would set it slightly above or below 3 Allen Center, making it the tallest residential/hotel/mixed use building in the state if they beat out the Independent in Austin.

  16. No doubt there will be park land on the south side of Memorial, along with the area adjacent to Spotts Park, but I'd be shocked if the northwest side weren't developed. It's already isolated from the rest of the Buffalo Bayou Park system, and would be one of the most prime plots of land for a residential tower.

  19. It will exceed 500 feet. Using One Park Place and Market Square Tower as references ( both residential) my guess is it will not exceed the American General Tower.

Building on what CREguy13 said, Chevron subleased 345,000 sf of Devon's space at Two Allen Center in 2013, a couple of years after signing a seven year renewal on 311,000 sf at Continental Center I (1600 Smith Street). However, United Airlines is in the process of downsizing by a half million square feet -- most of that in 1600 Smith. At the time of the 2010 merger, Continental occupied at least 700,000 sf downtown (220,000 at Continental Center II, 600 Jefferson (now 1801 Smith) and 480,000 at Continental Center I). They are now at half that, and when the contracts expire in a couple of years, they will leave completely for 609 Main at Texas. I believe that lease was announced at 225,000 sf. Chevron, unless unhappy with 1600 Smith, will have much more freedom simply expanding into United's vacated space than waiting years for a costly development to be built to suit.

Here's a blurb: Chevron is selling two of its larger Houston-area real estate holdings, including more than 100 acres on the west side of town and a 10-story office building in Bellaire. The Bellaire facility at 4800 Fournace Place near the West Loop is being sold as part of an effort to "maximize our office space usage," Chevron spokesman Cam Van Ast said in an email Friday. Employees who work in the building will move by the end of 2017.
