  3. Is it just me or is this building turning out to be far more dominating than I thought it would be? This is like the Heritage Plaza of this building cycle....sort of the last big hooray before all the cranes come down on this cycle.

  6. A lot of ignorant things get mentioned on this board. Reality: They had been having a lot of mechanical issues (in the words of the planners, " complex structural, waterproofing and fountain mechanical issues pose challenges below the surface.") Remember, below the park and fountains is the parking garage. The park is being redesigned. According to the Theater District Master Plan, implementation of the new design is targeted to begin in mid-2017.

  17. Completely foolish of me, I thought the garage would be wrapped up with the lobby/tunnel connecting in the rendered facade. They could at least have had retail income but maybe not enough to justify a Class A atrium. Perhaps an opportunity for more floor count if a big enough tenant come around.

  18. the tunnel connection will be completed though. I'm actually kind of curious about how this works. they don't build a tower, but they've built all the foundation for it, and presumably, with tunnel connection, they'll have some first floor built out, when the building is indeed built, what happens? do they tear down what's already built? do they add on to it? will be interesting to watch?

The more sq footage taken out from the commercial side and converted to hotel or residential, then the lower our vacancy rate for office space which gives us more chances for new commercial building. It's a win win. Preservationists get to keep our history and modernist get new shiny buildings.

  23. My go-to store in Boston was Foodie's Urban Market. It's only 8,500 square feet. You obviously couldn't get "everything" you'd want, but it had a small produce section, a nice meat/cheese counter, one organic aisle, and all the basic essentials (just not a ton of choices for things like chips, bread, milk, etc...). It did a booming lunch business on Washington St. with the working crowd. Something like that would work well in Market Square. Offer something for the lunch crowd, and basic essentials (milk, cheese, bread, toothpaste, iceberg lettuce, etc...) for the local residents.

  24. This new marketing brochure all sounds great. Sounded great previously too. What actually matters is to build to that vision. At the rate they are going, Phase 3 will start when Hillary Trump leaves office after its second term.

  26. I just noticed there is no rebar poking out of the top of the rightmost column, so they must have poured their last complete floor. Subsequent floors appear to be getting smaller, so they are now working on the pinnacle! From this diagram previously posted here a few years ago, I'd guess they are preparing floor 48 or 49 now:

  31. VH1 and MTV (both Viacom) are and ALWAYS were in New York City. Hit Video USA a.k.a. TV 5 Houston Hit Video had their office on the 35th floor of The Allied Bank Plaza in 1985. I remember VJ Greg Johnson very well. It was Channel 5 KO5HU and unless you lived inside the loop 610, the reception was not that great, the closer you were to downtown, the better picture you got. I was working across the street during Alicia at what was then Interfirst Plaza (now 1100 Louisiana/Enterprise Plaza). I can tell you that there were not nearly that many windows blown out as in "UrbaNerd"'s model. But I got to tell you Urba.........cool model! But have you been overhauled like The Lever House Building nmainguy? I used to work across the street from The Lever Bldg in NY at Park Avenue Plaza, now that's a cool atrium building.
