I think the rendering is doing the design no favors. Depending on final material choices, this could actually turn out pretty nice. The lack of windows is somewhat of an illusion I think as well. The largest stretch of blank wall at the top looks to me like a wall for a rooftop deck area.

Judging by the Travis St. Plaza Apts. and the bus stops in the first rendering above, this appears to be in the same location as the proposed residential at 4510 Main

If that is the case, then the rendering is missing about 50 homeless people with garbage all over the place.  Perhaps they could draw some squiggly lines coming up from the ground to indicate the stench of urine as well.   

 

Seriously, it would great if this got built, but I can't imagine going to a doctor's office on that corner.

No joke.  It's by far the biggest eyesore on my daily drive in - it's quite a contrast to go from Museum District to that area to cranes and high dollar apartments popping up along Travis.  For the Super Bowl, any folks driving in from the med center/NRG area along Main or any folks taking the rail up will get an eye full

 

I don't know what the story is with Peggy Point Plaza but I just noticed (a year late) it has been fenced off (previous thread here http://www.houstonarchitecture.com/haif/topic/31851-public-parks-fences-and-the-homeless/).  I think the church or some other group feeds people around there as I occasionally see a ton of homeless folks behind the fence in line.  I'm kind of going OT here but the homeless probably tend to congregate there as well since it's convenient to the rail - I don't take the rail during the week but I know on the weekends I often see a number of homeless people in there

I took the rail through there on Sunday and was astonished by the number of homeless around. After coming through Midtown I felt like we had just entered a third world country. That area needs some serous work.

Good catch. Even though the renderings portray the site as 4510 Main it has to be for the vacant block next to it.

 

 

This, the affordable housing project and veterans housing expansion would clean this area up a bit.

Wow, both blocks being developed simultaneously would be great; a whole greater than the sum of parts situation.

I think people are overstating the barrier that the homeless/panhandlers present to the development. There have been police sweeps or other events in recent months that completely cleared out these blocks. The fence at the park has been even more effective. Hopefully increased services make all this a moot point, but it's not like developers haven't dealt with this before.

Spotted an excavator on site today while on the rail. There was also a wide load flatbed semi, so I think it was placed there very recently.

Well, the holman station is pretty great. and prairie (despite that one large parking lot.)

if true, I would be thrilled a new development is going there. The homeless population is a real buzz kill, though. Hope it doesn't stop this project.

thanks dad.  some may think the demolition of the building across the street is relevant.
