ViaWest to develop new Telecom Corridor data center as part of growth strategy

Denver-based ViaWest has begun construction on a new Plano data center — its seventh data center in Dallas-Fort Worth — as part of the company's larger growth strategy.
"Dallas continues to be one of the hottest markets in the United States as it relates to data center demand," Myers told me.
The increased demand for data centers in Dallas-Fort Worth is tied to the growing corporate base in the region with data center companies seeking to locate near their clients. And ViaWest could build additional facilities in North Texas in the future, Myers said.

International firm Interceramic will move U.S. headquarters to Carrollton

An international tile and building materials firm is moving its U.S. headquarters from Garland to Carrollton.

 

Interceramic will build a 330,000-square-foot office building in developer Billingsley Co.’s Austin Ranch.

 
The company will move about 150 workers to the project it’s finished late this, including top execs.

The new building will be constructed at the southwest corner of Parker Road and Plano Parkway.

Los Angeles-based investor plans $100 million makeover for Texas Instruments former Plano campus

Regent Properties plans to convert the 84-acre high-tech center at Legacy Drive and Central Expressway into an office and mixed-use complex.

 

The new owner plans to renovate four existing buildings while looking at potential construction on 16 acres of undeveloped properties on the campus.

 

Regent says it will consider developments of restaurants, a hotel, and retail and additional office buildings on the site, which can accommodate up to 3.7 million square feet of construction.

JP Morgan Chase has decided to move 6,000 workers to a new office campus at the southwest corner of the Dallas North Tollway and State Highway 121.

"We have signed the letter of intent to build at Legacy West,” JP Morgan Chase spokesman Greg Hassell said Thursday morning. “Construction is going to begin this year."

Within two years more than 13,000 people will be working in the Legacy West project – making it one of the largest new job centers in the state.

Fannie Mae looking at Plano’s Granite Park project for major office move

After looking at multiple locations along the Dallas North Tollway, mortgage giant Fannie Mae has zeroed in on a West Plano project for its new regional headquarters.

Fannie Mae has an agreement with Granite Properties to locate in a new tower in its Granite Park development at the tollway and State Highway 12.

The mortgage firm has been scouting the market for up to 300,000 square feet of office space

950-home community planned for fabled Clements Ranch east of Dallas

Developers have filed plans with the City of Dallas to build a 950-home residential community on almost 260 acres that for decades was owned by the family of the late Texas Governor William Clements.

 

The property located north of U.S. Highway 80 is on the shores of Lake Ray Hubbard.

“The grand opening we will time to be in February or March of 2017,” he said. 

 

The planned residential neighborhoods would be built with a series of parks and public areas.

wow, what a disappointment. I thought y'all were hoping for them to build a new downtown skyscraper? Agreed with Montrose.. nice for Plano. sucks for downtown. and yeahhh.. Exxon. ugh.

What happened to Dallas?  Everything is being built in Plano.  The 10 tallest skyscrapers in Texas under construction are in Houston and Austin.  Dallas has one. 

 

I dunno. I don't control the money. All I know is that there's a crap load of short towers going up.. If I controlled the money I would have taken the money for 5 of those shorties and built something big. There are still proposals though. One may surprise us someday. Even without a skyscraper the uptown skyline IS changing and that's exciting.

 

The core is starting to take a Boston or Seattle type look to it and I like it.

The Dallas core is doing better than ever though. I think Houstonians need to stop thinking that taller always means better. Uptown Dallas is slowly creeping far far north and the development is spilling over into east and west Dallas.

I'm young but in my short life time I noticed how Dallas is so different than what it was when I was growing up in east Dallas. There used to be shootouts and bums all over old east Dallas but now you have developments attracting the similar type of people that uptown does. And they usually don't make it into these forums so it's been a quiet transformation.

A first look at JP Morgan Chase's new regional campus at Plano's Legacy West

With Toyota North America's $350 million, 2.1 million-square-foot corporate campus underway and Liberty Mutual Insurance readying its $325 million, 1 million-square-foot regional hub for vertical construction, it would appear J.P. Morgan Chase & Co.'s new regional hub could pencil out to more than $200 million of real and business personal property.

The 800,000 square feet of office space is expected to be spread out throughout a number of buildings. In an early rendering of the campus, J.P. Morgan Chase appears to have four mid-rise office buildings (attached).

Construction on the campus is slated to begin this year. The first J.P. Morgan Chase employees could move into the new campus starting in the second half of 2017.

I never said they promised anything. Only that people (on City-Data, among other forums) were holding out hopes that JP Morgan would build some massive downtown complex. Sadly they took the Exxon route..

Anyways, I just copied and pasted that list from wherever and didn't focus on the details. I, actually never heard of JP Morgan doing anything so it wasn't a topic I'd discussed.

Besides that list I never saw it mentioned on SSC.

The JP Morgan development in Downtown Dallas across from the Trammel Crow Center is a totally different project than the JP Morgan Chase campus going in Plano  :

The Downtown Dallas JPMorgan development announcement contained so many apartments, condos, and parking that when initially announced it was speculated at the time the tower could reach 40 or more stories tall.  The 40-60 story estimate was made by me based on the information available at the time of the announcement which includes more than 350 apartments, a 227 room hotel, more than 30,000 square feet of retail and restaurant space, and more than 2,000 parking spaces. 

 

If all of that were included in one building it would easily be more than 50 stories tall.

 

Since the initial project announcement on 08-12-15, more details for the development along with renderings were released on 10-28-15.  The Downtown Dallas JPMorgan development will be twin 26 story towers instead of one very tall tower:

The Downtown Dallas JPMorgan development is a totally different project than the Plano campus development.  The first portions in the Downtown Dallas development are scheduled to open the second half of 2017.

Well that's not a total disappointment then.. Though all the planned skyscrapers are dwindling away into high rises.. :/

Still very confusing. No idea why that project is referred to as "JP Morgan Chase" when their offices are being built in Plano..

 

There was no dwindling of the Downtown Dallas Chase project.  The 40-60 story placeholder was an estimate by me based on the very substantial number of apartments, hotel rooms, retail space, and parking that makes up the project.  The initial project announcement was in August 2015 with released renderings in October 2015 where the actual construction plan for twin towers was announced.  My early guess based on the substantial scale and scope with the August announcement, if contained in one tower, was just that.

 

Concerning why Chase is building two very substantial projects simultaneously in Downtown Dallas and its suburb of Plano is because Chase has around 12,000 employees in Dallas and its immediate suburbs.  6,000 of those, primarily from offices scattered in various suburban locations, are planned to be relocated to the new one million square foot Chase campus to be built in Plano.  

 

The Chase project for Downtown Dallas is not an office project but instead mixed use with hotel, apartments, retail, restaurant, and parking.  

 

Chase will continue to occupy its space in the JPMorgan Chase Tower in Downtown Dallas and The Crescent.  Chase's Downtown Dallas presence is not a part of the Plano move or will only be negligibly affected.  

 

A quote from Chase:

 

"Chase officials say its several hundred workers in the downtown Chase Tower won’t be significantly impacted by the office moves to Plano from several suburban locations."

 

Hope that helps clear up any confusion.

Dallas-based Catalyst Urban Development and LandPlan Development have just gotten funding for a 320-unit rental community on Preston Road at Headquarters Drive.
The 5-story Huntington apartments is on a 5.5-acre site and will open in early 2018.

Green Brick Partners Inc. said Monday that it has purchased almost 100 acres for the project along Eldorado Parkway between the Dallas North Tollway and Preston Road.

 

The development called Frisco Springs will include both townhouse and single-family homes.

The homes in Frisco Springs will be built around 20 acres of open space and trails. There will also be a community center with a pool, work out room and entertaining areas.

Dubai-based Invest Group Overseas said two years ago it would build a $700 million mixed use project on the land it owns at Dallas North Tollway and John Hickman Parkway.
 
The project is called The Gate, and is part of what Frisco calls its $5 billion mile.
 
Frisco’s city planning commission this week will consider detailed site plans for the project that include almost 20 buildings ranging in height from about three stories to more than 10 floors.
 
The Gate includes “four office buildings, two retail/restaurant buildings and nine urban living buildings, six retail buildings and one hotel building,” according to Frisco.
 
The project as laid out in the planning documents will include more than 650,000 square feet of office spce, almost 1 million square feet of residential buildings, more than 130,000 square feet of retail space plus a luxury hotel.

Mixed-use project in the works for fast-growing Wilmer south of Dallas

The city of Wilmer just approved plans for the development called Liberty Crossing. “We see a lot of growth going on in that area but there aren’t many housing options,” said developer Richard Ashton. “We want to bring in sustainable workforce housing.
Apartments would be constructed behind the retail. “We are planning at each 144 to 160 multifamily units and we are working with retail partners to develop the retail and commercial portion,” Ashton said. “We are also looking at 68 rental townhomes and 90 single-family houses.”
Employment in the area in Wilmer and neighboring Hutchins has dramatically increased in the last few years with new warehousing facilities for companies including Procter & Gamble, Whirlpool, Unilever, Sprouts grocery, Ace Hardware, Arch Chemical and Medline Medical.

Construction gets underway on homes in Petro-Hunt’s $1B Forney community

Construction has begun on the initial phase of single-family residential homes in Forney's long-awaited Gateway Parks, a $1 billion, 2,000-acre master-planned community that will bring 1,850 home lots to the North Texas suburb.

"We will have 440 home lots in the first phase and hope to have them done by August of this year," said Bain, who added that he hasn't partnered with any homebuilders yet on the home lots.

Other plans for the master-planned community include apartments, retail centers, entertainment destinations, office buildings, a hotel, medical facilities, distribution hubs and senior living facilities.

Yard House, Sur La Table and others to join Frisco’s Wade Park

Yard House, which has one location in Addison, and the Mediterranean-themed Luna Grill, which has three locations all west of I-35E, will join three new retailers in adding to the lineup at the $1.6 billion mixed use development under construction at the Dallas North Tollway and Lebanon Road.

With more than 10,000 square feet of space, the rock-themed Yard House will serve more than 100 dishes made from scratch daily, along with more than 100 taps of beer.

Set to open in Wade Park’s first phase in 2017, the new tenants will join previously signed shops, restaurants and entertainment outlets including: Whole Foods Market; iPic Theaters; Pinstripes Bowling, Bocce, Bistro; The Rustic; Arhaus; Thirteen Pies; Steel City Pops; Torchy’s Tacos; Bread Zepplin; MiniLuxe; and The Lash Lounge. The first phase will feature about 600,000 square feet of specialty retail space. Boutique Hotel ZaZa as well as Texas' first Langham Hotels & Resorts hotel — a high-end high-rise — are also slated for Wade Park.

Ross Perot Jr.'s Hillwood Properties to put up nearly 2M square feet of development

The new construction includes two industrial buildings in Alliance Westport and a third building in Alliance Center North.

Two of the buildings — Alliance Westport 18 and 19 — are located at the entrance of the BNSF Railway Intermodal Facility at FM 156 and Intermodal Parkway.

 

Westport 18 is being built to an initial total of 800,000 square feet of industrial space with the ability to expand to 1.3 million square feet. Westport 19 will total 360,000 square feet of industrial space.

 

The third building — Alliance Center North 15 — will total 588,000 square feet of industrial space and is located at Interstate 35W and Eagle Parkway. 

Construction on the three industrial buildings is slated for completion in the second quarter of 2016.
