Reef owners Bryan Caswell and Bill Floyd certainly think so, which is why they've partnered with Greg Gatlin to launch Jackson Street Barbecue. Set to open in March, the 8,000 square foot restaurant will feature Gatlin's brisket, sausage, ribs and chicken alongside seasonally appropriate seafood from Caswell like barbecue shrimp, crab and crawfish. Burgers and salads will round out the menu. Sides will be developed by both Gatlin and Caswell, but Reef's famous fried mac and cheese will definitely be included "We are totally sold on downtown," Floyd tells CultureMap. "Now with the Super Bowl and the increase in residential property, I think downtown is going to catch on."

 

  

Floyd acknowledges that Jackson Street might be a little bit ahead of downtown's current level of development, but he sees that as a plus. "We were early in Midtown with Reef and early in Montrose with El Real, and that's worked out well for us."

The location has another benefit in that will serve as the catering kitchen for the company's stands at Minute Maid Park. "It's right behind the loading dock. It couldn't be any more perfect for us," Floyd explains. Instead of having to load up a van with a bunch of food, they'll be able to roll it across the street to the stadium.

not to mention... a brilliant location downtown, directly in the vicinity of the geoge r. brown convention center.


just think about it for a moment.. whenever out of town guest arrive as per ongoing conventions... they shall now


be able to satisfy their hidden fantasies of enjoying genuine texas barbque.

Ownership changed in 2015. Mailing address for owner is listed as 501 Crawford St, which is Minute Maid Park. 

Joystix showing an allowed obscurable owner name of "Current Owner" and a mailing address of their building, so I'm guessing Crane does not own it.

Crane owns the lot. It will be a parking lot for now

Over in the Minute Maid Mixed Use thread, there was a report of Crane talking big on developing a "district" around the park like Wrigleyville.  The old lots that used to have the BUS bar, the private jail off Crawford and now this are all his, I think.  Sound like a ton of property to work with, hope he gets after it soon.

From what I understand, in an agreement with the city, he was given 4 years to get something out of the ground. It's already been 2 years since that agreement and he said about 4 months ago something would happen in roughly a year. So based off all of that, I'm expecting a groundbreaking some time in Fall on some part of the plan.

Hope it turns around soon, esp. before inflation, interest rates, and possible recession make new construction unfeasible.

I don't think anything happens around these ballpark blocks until next cycle. Probably best to wait until after NHHIP finishes the 59 section also. CPI comes out in a couple weeks, and don't really see inflation peaking yet. The Atlanta FED just put out a forecast predicting negative GDP for Q2. Its all but certain we go into a recession starting Q3. This was a great cycle overall. This area will surely explode next cycle.

Well then Crane is running out of time. He said this year we would see construction. The agreement he made with the city is almost up.

The agreement Crane has with the city is only for the home plate site on Texas @ ADLA. This site will be a mixed used ballpark development project. 
 

Not sure what Crane’s plans are for the other parcels of land he owns around the ballpark.

At this point, probably not until after the World Series.  I would guess very shortly after...

I'm curious about this agreement with the city.   I found a Chronicle article that reported that "When city council approved of some of the plans for the land in May of 2020, said Benton, the Astros agreed it would begin its mixed-use development within four years and bring the plans to the city for review."   I'd love to get a look at the agreement to see what is actually required.  (No, I don't trust the Chronicle to have gotten it right...)

In the process of looking for information about the purchase agreement, I discovered something interesting about the locomotive.  The original plan was for the Astros to move the locomotive to a site closer to the stadium, on the Preston Street side near the Right Field gate, where it would be on display and also serve as part of the security measures for the stadium.  Prior to the relocation being completed, the Texas Railroad Preservation Association basically asked if they could have the locomotive for their planned museum in EADO.  So the relocation was paused while they worked things out with the owner of the locomotive (the Jaycees).

I have no clue, I just remember reading about it. Maybe there are incentives for building within that timeframe.

Sorry, our posts overlapped.  I edited mine with information I found (not a whole lot of information).  Suffice to say it was (according to the Chronicle) of the agreement for Crane's purchase of that property from the City.
