Haven At Main: Multifamily At 8700 South Main St.

I haven't been able to dig up a rendering, but it looks like a new complex is going up at 8700 Main St.  I saw "Haven at Main St" referenced in the latest planning commission meeting and a building permit was issued for a new parking garage yesterday

 

Buyer for permit was Troy Bell of the Guefen Companies - they apparently specialize in multifamily properties.  Judging by their project list they mainly do garden style apartments but this tract is only 3.4 acres

 

Edit:  Guess it is just a "plan review fee", not a building permit

I think this was the site of the old Hospitality Inn - demolished in 2005 or 2006. To be honest, I live not far from here and the convergence of S.Main and Old Spanish Trail right near this will make access a pain. I would hope they incorporate some sort of secondary access, maybe from the neighborhood behind(it would require maybe a house demo or two) via Lorrie Dr. Or maybe the rear of the Target to connect with Braesmain Dr. Regardless, this is an odd site choice for a multifamily development.

Access from behind (my neighborhood) would not be allowed per our deed restrictions. That said, I don't think the intersection is odd here and could easily support multi family. It's used as parking for the stadium today and it never causes problems. Main is so wide it's really a non issue. I'm excited and hoping this actually turns into something nice.

Haha I had a feeling there must be some restrictions in place for that. No doubt, the neighborhood would not take kindly to turning that into basically a "thoroughfare" for residents in and out of there.

As far as access via McNee - that's true, it is right at that intersection which will be helpful.

Plan Review Fee for new apartments just out.  Does anyone know if anything useful can be gleaned from that Use code?  Still can't find anything else on this

A little further south there is another site being developed. the plumbing is ready. But Wasn't a real dig, so probably something very short.

 

Also behind the self storage place near by, David weekly homes is building more townhomes.

Ho hum.

The entire inner loop will look like this in 30 years. Could be worse I guess.

For all I care, when compared to what was on this lot previously, it's one of the finest pieces of architecture this city has ever seen.

In all seriousness, I have a feeling this section of S Main is starting to take off. Too many huge chunks of land with currently rundown apts/car washes close to a million awesome things in the city. Plus, more big events (and possible tourist attraction if dome is done right) across the street.

i for one, am simply ecstatic, that this particular prospective development shall act as a catalyst, as per renewal to the south main quadrant.  this development, is exactly what this area has hereby been needing for such a long time.  wonderful!

Well, I can tell you one thing...there is no way this is a rendering of the side of the building facing S. Main

 

This must be a connecting driveway on the side or rear of the building I'm guessing.

 

I live in the neighborhood and it will definitely be an improvement for the area though :)

The frontage along S Main is definitely skinnier than the length of the lot (which goes way back to our neighborhood towards Lorrie). I think an orientation like this would make sense and the front along S Main most likely being an office. I'm more curious about what it will be like on the side facing our neighborhood.
