Inverness Townhomes At 800 Post Oak Blvd.

I can't edit my post anymore.. Once I got to a real computer I was able to read the writing in the third image. Looks to be 28 and 31 stories if I'm not mistaken? 20 story office on top of 7 story garage on top of lobby, and 16 story condos on top of 9 stories hotel on top of 5 stories garage on top of a lobby..? What's the likelihood of this happening? The renderings look fairly rudimentary.

I like it but the rendering is about as vague as it gets. I'll restrain from further commentary about the project until other renderings are released. As far as being a highrise, can't ever go wrong with another highrise going up! Bring it on.

 

I wonder how Mr. Scarborough and the PAC feel about this potential development. Soon it'll be better just to walk to the hospital instead of waiting on an ambulance screaming down Post Oak at 3 mph :P

yeah I have way to much criticism for this one, but sense this is an extremely conceptual model and rendering I'm going to hold my judgement for now. One that is going to slip from me though is the incredibly stupid organization of all this. Yeah lets build two towers and then leave a bunch of open space for one small little bitty suburban style bank!!! If I was there and saw that I would have literally ate the model and crapped it out later so no one would ever be subjected to that!

Is the Inverness condo association still shopping the site? Or has it been pulled from the market?

There were some very clever dealings within the association that prevented RD from closing on the site but I heard very recently that another group has stepped in with their approval. Rumor is office redevelopment.

Interesting. Condo associations aren't always the best about following their own procedural requirements (in the condo declaration). I wonder if procedural defects allowed a few holdouts to kill the RD deal.

Can you elaborate on that for those of us not familiar with condo association procedural requirements? Sounds interesting and would be helpful for the future.

Certainly.  Condominium ownership is a legal regime whereby the owner owns his unit as well as a portion of what are called 'limited common elements.' The limited common elements are, as one would expect, those elements that tenants can generally use, such as a swimming pool, gym, and other amenities. These elements must be managed by the condo association. The condominium declaration, filed at the time the condo is developed, would provide for how the association would manage these limited common elements. Generally, meetings are held at a regularly scheduled time and deference is given to an executive committee of sorts (as most owners do not wish to involve themselves with the mundane details of which company will be chosen to clean the pool, what sort of treadmill will be required, etc.). For certain major decisions, such as whether or not to sell or demolish a building, condo declarations will typically provide for special requirements as relates to notice and a quorum at the meeting in order to have a valid vote. Unfortunately, some condo associations will hold votes on these special decisions in the manner of their more routine meetings, and do not always check their declaration to see if adequate notice has been provided or if a sufficient quorum is reached. Strategic holdouts can use failures to meet these procedural requirements to delay a sale of a building--a purchaser will not want to get embroiled in litigation.

 

I have seen this issue come up with demolition of a couple condominiums post-Hurricane Ike. Some of those cases are still being litigated.

The site will be redeveloped.

During the quarter, AmREIT acquired a 20.3% ownership interest in the Inverness Townhomes. Subsequent to the quarter, AmREIT has entered into a letter of intent with Trammell Crow Company to form a Limited Liability Company (“LLC”) to purchase the entire Inverness Townhome site and to form a venture for the development of approximately 560,000 square feet of office space and 16,000 square feet of retail space. The site is approximately 2.9 acres and is located at the northwest corner of Post Oak Blvd and Uptown Park Blvd. It is anticipated that AmREIT will be a 5% co-developer member, Trammell Crow Company will be a 5% co-developer member and an institutional investor will be a 90% Investor Member. Total project costs are estimated to be in excess of $225 million. Construction could begin within the next 12-15 months.

Why do you say that? It will probably be about average height (around 30 stproes), but it's over 100,000 sq ft bigger than the 28 story office that was conceptualized.

If all if amreits projects come to fruition we need to send them a big ass Christmas present for these 8 different towers they have proposed for north post oak. It will totally change that part of uptowns skyline

Well that was just going off the 6 for uptown park, this one, and the 50 story residential in front of the Cosmo.

But now it sounds like at least one of the uptown park towers will only be 10-11 stories

Edit . Just saw the 50 story was reduced to 42 stories.

At least we can all be thankful that whatever is going to go on this piece of property isn't the piece of crap that is at the beginning of this thread :P Ugh that suburban bank on the bottom still makes me ill.

I've said it before and I'll say it again... Ever more reason to build the Uptown line.

Since this is no longer the 50 story building, I wonder what will happen to that PAC against this tower.
