McCord Development Inc. is set to launch Generation Park — a 3,635-acre corporate park near George Bush Intercontinental Airport that, when completely developed, would have a total value of more than $5 billion.

Sprawling indeed. I love how they say it will compete with downtown buildings for tenants, good luck with that claim.

Looks like a standard office park, only bigger. Not very walkable looking.

Generous setbacks, natural water features, and an abundance of walk trails creates an idyllic work setting

Every master planned community has that, it's called wasted space and retention ponds.

I love the video, Watch the The 5 Districts Listen to the R&D district section of the video starting at 0:55.

Located south of the Rention Pond, Lake District, in a heavily wooded environment. The R&D district design with generous forested set backs to keep innovation and trade secrets private.

Jessie, please note, I am happy you found this, and not teasing you, rather the developers for coming up with this nonsense to sell something we don't need.

Didn't we already have a huge office park announcement from Hines already. And everything else in the video is already done, it's called the Woodlands.

This would be far better off as a master-planned community. It's only 19 miles to downtown along a new, uncongested, and toll-free freeway. It's surrounded by big regional parks to the south, east, and west, and Fall Creek and Summerwood have already established and proven the market. And it's wholly within Sheldon ISD, which has neither a particularly good or bad reputation because its so sparsely populated. All it would take is this, which could be a project of similar scale with Shadow Creek Ranch, and the ISD's reputation would swing toward positive. (It certainly makes more sense to develop this as residential than for Lennar to bother developing the EarthQuest site as residential, 35 miles out in New Caney.)

It could have a small commercial component, but nothing so ambitious. Few employers have ever been especially interested in northeast Houston, just the same as how Pearland is not a big draw for employers. I don't envision that pattern changing too much.

Pretty much all contemporary high rises are curtain wall lockmat. That just means the exterior wall (generally glass) is hung outside of the structure. Think of any tower in "uptown" or, more attractively, the new building that looks like a lighter downtown. Or any number of other buildings really.

From the good folks at BisNow -- a massive new development is coming.

Highlights:

  • 3,635 acres -- 1/4 the size of Manhattan.
  • Called "Generation Park" because it's so big, the next generation will have to finish developing it.
  • Winfield Road becomes Generation Parkway

Generation Park will be built in five phases and have five districts: The Corridor (mixed-use), Lake District (corporate HQs), R&D, Industrial, and rail-served foreign trade zone (FTZ). 930-acre Phase 1 encompasses the Corridor and FTZ areas. One 60-acre tract along the Beltway will be a medical center. Ryan is talking to major medical systems to build a regional hospital (there are none in the northeast). Phase 1 amenities include a promenade along a lake.

@ LTAWACS 1 million trees which he paid for and planted. He can do what he pleases with them. How many trees have you planted ? Since your so concerned. He planted the trees so that the area would have a wooded feel im sure he will leave a great majority of them.

Just some more information on Generation Park and some deals that they seem to have coming down the line. From the 18 months it'll take just to get infrastructure to FMC it might take a while for this thing to really get going.

Anybody know when this is going to breakground?

 

They haven't announced any buildings going up as of yet, they are currently working on the infrastructure for the project such as roads and utilities. I read in a Bisnow article that Ryan McCord said that a office building would be announced this fall, its suppose to be something that has never been built in Houston before. Also FMC Technologies purchased 173 acres within the Generation Park development this year so hopefully they will break ground on something soon. I imagine it will be some type of HQ or corporate campus since its such a large purchase.

 

Will this really destroy 1 million trees?

 

Seriously doubt it will be that many, the majority of the trees on the site are pine trees planted by McCord. The project seems like it will have a very wooded setting so I think they will only take out the trees that have to come out to build. Ryan McCord compares it to The Woodlands alot so i'm sure it will have alot of trees.

It's a wonderful development in an area of town that hasn't seen activity like this for 30 years. While it is a suburban campus "town square", its a step in the right direction from previous campus developments.

But does anyone else cringe at the words used in the video? How can people not see through all the B/S buzz words?

Will the new water cooler talk be "hey John, let's go innovate at the plaza"! Oh man...
