Houston Pavilions now has a website.

Pavilions

Here is an OLD render of the project.
Posted Image

The renders on the site seem to correspond with the recent chronicle article about the project, unlike the old image above.

Posted Image

The light rail on main is at the bottom of the picture and it looks like the new Hilton is also in the background.

There are a few more random pictures on the site.

Atleast they are serious about the project and are updating the renderings. The last time, they were talking about the Toyota Center was proposed now they actually have the Hilton Americas in the rendering and light rail. The location is also awesome, not sprawly like some of these awesome developments happening 10 miles away from downtown or in the suburbs. lol. This is happening right next door to Main Street Square across from the Courtyard by Marriott. Hope this gets off the ground. This is the exact same thing as the one in Denver.

So..I guess this means this project is going to be built!

"Roger, its a go, Houston!"

EDIT: Well, IMO, the renderings do not quite look final...

I would not hold my breath on this. The website had zero information except renderings.

I heard that Crescent is going to re-do the shops to offer more of a urban feel vs suburban feel. I would love to see both projects.

Well, the project thats going up in Memorial City also had a website for a while that just said "Coming soon....". So just because the website doesnt have enough information doesnt mean much. They probably havent finalized the details yet and they probably do not want to give details that may change.

I love referring to Shamrock Tower as "The Sham".

If you had only had to deal with those guys like I did, you'd know how appropriate this nickname is.

This sounds exciting but i am a little confused. Are there two Pavilions in Houston that are supposed to be going up? I remember reading about the same type of project in the Galleria area off Post Oak. So there's a similar project proposed for downtown? If so, that might really boost Houston's downtown image.

Yeah, thats right. The one in Galleria area is going to replace the existing center that is called Pavilions. I dont know what the new development would be called.

The one in downtown is being developed by the same company that did Denver Pavilions and that is why they are calling it Houston Pavilions.

I called that number on the website, and you can too at, 818-991-2964. I was looking for blueprints, and she turn me over to Harvey Construction CO. Those are the project builders, but I haven't spoke to them yet. I'm planning on to some time tomorrow.

I'm really hoping that this project gets done. Maybe if it does it will re-start the momentum for some other downtown development, like what happened after the renovation of the Rice and opening of Bayou Place in the late 90s. We could sure use it now.

I went and checked out the proposed site today. It looks like about 3 or 4 parking lots starting at Main and running directly back to the Hilton. Aside from that there's good density all around it, so this project would fit quite snuggly into the area. I could definitely see people on their lunch hour strolling through the Pavillion. How it would make out on the weekends is a whole other question.

Also, the fact that this would border Foley's (Macy's) and The Shops would pretty much establish a downtown retail district. A well executed project by a recognized developer could help secure some of the high-end retailers that have typically passed on downtown up to this point. I'm not saying it's a slam dunk, but the potential certainly seems to be there.

anyone know the block numbers? cbre had a deal for sale consisting of blocks 272, 273, and 274 (bordered by polk/dallas and main/caroline) for sale a while ago. it was a large chunk; over four acres and asking about $125 psf. is it the same deal?

maybe if this gets built, the shops at houston center and the tunnels will be open later in the evening and all weekend.
i've sadly never been to either of those places because they're never open when i'm downtown.

I often wonder how they would fare if they were all street level and didn't close at 6pm though?

Well, it definitely wouldnt hurt the efforts to increase the nightlife downtown

Your block numbers are correct. The project also encompasses the parking garage on main to the south which will lower construction costs. From what I hear, the project WONT be connected to the tunels, which I think is great in getting activity on the street level.

I am so excited about this project. What a great way to create density within the central business district. This will surely add a much needed connection between Main Street and the East End.

One thing though, I do not like that website. You can not look at any of the rendering in detail. The towers will be office or residential?

I am guessing that the "central park" the city is planning will be at the Eastern end of this project? This should send downtown into critical mass in terms of entertainment choices.

Personally I would like to get to a point where we get rid of every surface parking lot in downtown. The days of the downtown ghost town are over. It is time to fill in the blanks in our CBD.

It will be both. Office and Residential.

Wow the old render is 100010201230 times better than the "new render"

Looks like they forgot to add details to their VIZ/3DSMAX renders like, textures/real glass.....ect....ect....

just nit picking

But this would be great for downtown development.

There's light rail on main street now.

Yep - as to the old rendering being better - its true, granted they dont have that much detail on the new one, but hopefully its a work in progress.

I just don't see how any project that invloves building towers downtown could get off the ground. I think a shopping arcade would be sufficient.

i called the number listed on the website and asked the lady who answered the phone if the project was really going to happen. She almost bit my head off and said, "Off course it'll happen!" She said there's going to be plenty of variety including House of Blues. Estimated time for completion: 2007.

I'm just like the next guy, I hope this isn't one of many other Houston projects that fall through but let's hope for the best!

I also called the number, I must have had the same lady- she did say there would be A House of Blues, along with a T-shirt store, pet shop, UNOS pizza, teather ball court, and a laser tag area.
She said those were just some ideas of places taht would occupy the lower level.

That is an interesting choice of tenants. I thought this was more clothing retail oriented like the one in Denver. Also I wonder what are the chances of Virgin Megastore building in downtown in this development. The one in Denver is pretty cool, but hopefully they will update the design.

Well, that was the plan before Richard Branson's TV show tanked.
Yeah, he planned on a 'Texas-size' virgin in the middle of downtown.

Why a Virgin Megastore? I been to one, and it don't have nothing inside. It's just has a nice flashy sign on the outside. I'd rather a FYE then Virgin.

I've been to one Virgin Megastore in New Orleans in the French Quarter. It was pretty cool. They had three floors of music of anything you can think of. Before Amazon and other places on the internet, I used to go there for CDs I couldn't get anywhere else. That was just my experience at that particular store.

As for the Pavilons, I just hope it turns out better than Bayou Place. I also hope the project completes itself with the office and residences without stopping at the retail.

virgin is more exclusive and when i lived in san fran, it was a million steps up from the suburban mall store fye. may i ask which virgin did you visit? fye can be found anywhere, mostly in the suburbs. virgin is cool because they never fail to locate in an urban location, for the most part, and the designs of the store give true character to the streets at groundlevel. trust me, you wouldn't be disappointed. the ones in miami and chicago are pretty cool too.

Wow, 2007, they really need to get started pretty soon if the whole project will be done by then. Is it going up in phases, or all at once.
