From the HBJ, I don't have access to the whole article:

"The Four Oaks Place office complex may soon be more appropriately named Five Oaks Place.
The owner of the 1.8 million-square-foot office complex in the Galleria area is looking at spending between $100 million and $120 million to develop a new office building at 1550 Post Oak Blvd., where a 24 Hour Fitness is currently located"

Where is Willie G's going?

Don't really care, they're a lousy chain to begin with. Anything concrete on that site? (no pun intended)

Good news on this latest tower, I don't know how big the lot the 24hr fitness is on, but from what everyone is saying, it sounds about right as far as height goes. With the space in the area starting to get a bit scarce, I wouldn't doubt if a few of the final pieces of land wait to see how quickly those plots fill out. Might get some substantial towers if things go well in a few years.

Where is Willie G's going?

Landrys, owner of Willie G's, has the empty land to the south and behind their office building around the corner on Loop 610 between Post Oak Blvd and San Felipe. Maybe the build something there?

You are on to something.

I just learned that Landry's will be moving Willie G's into a newly constructed location next door to the Bentley dealership that Tillman owns (immediately south on the West Loop). I understand that construction will begin in the next month or two because Willie G's lease expires in June or July of 2008 and they want to have a seemless transition. Before you dismiss the potential of the W. G's brand, I've been told that the new location will be a tremendous departure from the old concept and that the buildout will be extremely contemporary with a large raw bar and a significant second floor patio. We'll just have to wait and see if they can pull it off.

Good news, bad news...

The Willie G's office project by Simmons-Vedder is off. The site is for-sale again.

Now, for the good news, here's some update info. from the HBJ on the new Four Oaks Tower

Tower Five at Four Oaks Place is the official name.

The tower has grown and will now be THIRTY stories instead of 17/18.

22 floors of office space making up about 525,000 square feet.

8 levels of parking holding 1500 cars.

Funding is in place and this project is a GO

Ground will break in first quarter of 2009

PICKARD CHILTON is the design firm on record

That last bit is the best news. Main Place and the old proposal for the AIM Headquarters are Pickard Chilton projects. At 30 stories, were looking at a 400 to 450 footer or more if there is a decorative top!

Will the new building mean that more consulates will be established in that complex? Three are already at Four Oaks Place. Perhaps Transwestern should talk to the Swiss and the Australians and see if they want to re-establish their Houston missions.

Also Transwestern should talk to Vietnam, the Philippines, South Africa, Singapore, the United Arab Emirates, and Nigeria.

Singapore has a Consulate General in Houston, but I am suprised the UAE doesn't have one as Qatar does. Nigeria is also one I am suprised doesn't have consulate representation in Houston...

Sounds like the folks who bought north-facing units at The Cosmo will soon be looking out at a wall of glass, instead of the panoramic views they have now. But, I guess that should be no surprise to anyone who's been paying attention to all the projects proposed in this area.

On the plus side for those folks, tho', I imagine 5 Oaks will increase demand for condos nearby. Not having to fight the traffic makes this a much more enjoyable place to live and work.

Singapore has a Consulate General in Houston, but I am suprised the UAE doesn't have one as Qatar does. Nigeria is also one I am suprised doesn't have consulate representation in Houston...

Singapore's is an "honorary consulate" located out of an office in the Chase Tower. It's not at the same level as a Consulate General.

Its not the same... but it is. While living in Abilene, I had to go to the "Honorary German Consulate" in Dallas to stamp a paper for my German Passport. So It gets the job done, if you business is a passport.

Some updates we have missed in HAIF since August, a variance sign, I saw posted last fall, was approved in November.
